success tips: Getting Rid Of Listings - 04/30/08 06:47 AM
The business hasn't really "changed". It is still about getting...and getting rid of ...listings.
Getting them is easy; and getting them priced right is tough. Looking back at past sales works about as well as driving down the highway with a mud-caked windshield trying to see out only your rear-view mirror!
So let's just accept we really don't know the correct price and that we can only "see it is correct" by getting offers!
No offers? No seller willingness to adjust the price? Then get rid of the listing. Fire the seller and move on!

Sandra's Successgram...with a tip of the hat to Ed Hatch of Ed Hatch Seminars:
Sellers don't want to negotiate or reduce their "price." After all, it's THEIR price!
And not a seller alive will argue with the concept of accepting "fair market value." After all, it's FAIR!
So eliminate 'price' from your vocabulary and talk only about 'fair market value!'

Most of us deal far better with the expected than with the unexpected. And today, our sellers need to be conditioned to expect low offers because buyers have been"trained " by the media to believe the market is awful!
So make it easier for your seller to brace for an offer they might find insulting.
Tell them upfront you'll be giving them a "visual clue" at the front end of your offer presentation: if you start the conversation by giving them two aspirin and a bottle of water, it's "gonna be bad!" If, on the other hand, you have champagne in clear … (0 comments)
