Just a quick note that if anyone has a child who is looking to go to Colorado State University in Fort Collins, now is the time to start working on finding a suitable home. The housing market here, under about $250,000, is really hot. I've been out with one group of clients now 8 times, and we've written 6 legitimate (read: not low-ball) offers, and are finally putting one under contract.
