The September report on sold homes and number of active listings shows a market that continures to be basicly flat since the end of April of this year. For the six month period ending in September the number of solds decrease by 1.1% and the number of listings on the market were also down 1.64%. The absorption rate has been running between 6.8 months and 6.2 months each month even though solds have gone up and down, so have the number of listings. What may tell more is comparing September number of 2010 with September 2009. The number of solds are (0 comments)

August home sales, inventory and days on market moved the six month trends up in all three categories. Listings on the market up up the most at 1.73% and continued a upward trend every month since April of this year. Home sales was almost flat being up only .99%. This is the smallest growth in the sale trend since April. West Pulaski County (area 17) which includes Chenal continues to improve but being the area with the longest Absorption Rate it still remains one of the weakest areas for sales to inventory. The number of single family homes that sold over the previous six months continued to go down from a high at the end of November 2009. The number of homes of the market for sale had also been going down but this number was gone up by 4.12% at the end of March. The Absorption Rate (number of months need to sale all the homes on the market and present sales rate) went up from six months at the end of last month to seven months at the end of March. After many months trending in a positive direction for the Little Rock home sale market, for the second month in a row it has reversed and moved back. In fact a the end of January the number of sold homes was down almost 20% as compared to the end of December 2009. From the end of November sold homes for the target areas are down about 26% as compared to the end of November. The market for homes selling in Little Rock most active areas show increases in the number of sales for 6 months in all areas that are followed except for the Jacksonville which was down. The areas of Little Rock without Cabot and Jacksonville increased by 11%. There was also an increase of number of listings that are on the market for sale, up 31%. So even though sales were up the Absorption Rate and Average Days on the market increased in all areas accept for the Chenal and west Pulaski County area which decrease. In these reports we have been looking at the Absorption rate on home sales by area. Today I looked at how sales were doing by price range. The most active price range is below $300,000. First Time Buyer Tax Credit, FHA and VA loan limits contribute to making these price ranges sell well. Within these price homes the most activity in in the $100,000 to $200,000 price range. This price range only has just under a 6 month supply and an average days on market of under ninety days. In prices over $300,000 there is over a year supply of homes (0 comments)

Homes continue to take less time to sale in the most active areas of Little Rock. At the end of February the sales rate to sale all homes on the market was 8.5 months and an average market time of 126 days. At the end of April these numbers have gone down to 7.7 months and a average market time of 115 days. The areas that continue to be the best markets are Little Rock from University to Mississippi, Maumelle, North Little Rock west of John F Kennedy Boulevard, and Sherwood. November, 2007 Year to Date as compared to 2006 shows prices have increased in Little Rock and North Little Rock. The number of sales have decreased slightly and days on market increased. The North Little Rock number of sales is off by 1 and days on market have changed only by 4 days. Even though Maumelle, Benton, Bryant, Jacksonville and Cabot's average sales prices are down, it is a very small change.
