THE IMPORTANCE OF CONSISTENCY IN PHOENIX PROPERTY MANAGEMENT

I have to admit that the property management business is not for everyone. I told myself I would never do Phoenix Property Management when I obtained my license back in 2002. I stayed away from it because everyone told me it was very difficult. I was offered an opportunity in 2009 to join a firm that offered real estate selling plus property management.  The rest is history. Today, I have my own real estate brokerage called Real Estate and Beyond, LLC. We offer management and sales to all.
I have put my Phoenix Property Management … (14 comments)

WHEN THE OTHER BROKER WILL NOT RESPOND KEEP MOVING FORWARD

Many of you know that I work in Phoenix Property Management. We continue to acquire new accounts because of various marketing efforts. I recently signed up new investors from California. He was informing me that his property manager was a one man show and was hard to get a hold of him at times. It would take days to return calls. He was asking me advice. All I could do was tell him how I do business and that I work for the owner.
He liked that I was accessible via phone, text … (8 comments)

TWO REAL ESTATE TOOLS FOR PHOENIX REAL ESTATE

I have been a professional Realtor for the past sixteen years. I have many tools in my bag when it comes to real estate. However, I have to pick two tech tools to write about for this month’s contest. So, I listed all my tech tools that I currently use in my real estate business at the present time. I was very surprised at my list. However, there are two tech tools that I use on a daily basis for my real estate trade.
The first tech tool that I would like to write about … (15 comments)

PHOENIX REAL ESTATE CRIME FREE ADDENDUM ALL TENANTS SIGN

We have every tenant review and sign the CRIME FREE ADDENDUM when signing a new lease. We believe the expectations must be set at the beginning of the lease to avoid future disagreements down the road. We inform the tenants that the owner wants the property to be crime free at ALL times or their will be consequences. Tenants review and sign the form with very little questions because the addendum is pretty straight forward.

DOES IT INCLUDE ANY VISITORS THAT THE TENANT MAY HAVE OVER?

This is a great question because the answer is … (18 comments)

I know the real estate market is hot when I see all the real estate gurus putting on their workshops in the Phoenix. Everybody wants to get into real estate. However, they do not know who to contact.Real estate investors are realizing much more attractive returns due to the multiple income streams from real estate investment that include the following:

YES WE ALSO MANAGE THE PARKING SPOTS IN APARTMENT COMPLEXES

It was just another day in Phoenix Property Management. Here at Real Estate and Beyond we manage the following:

Single Family Homes Condos Townhomes Multiplexes Apartment Complexes
I have witnessed many complexes not managed by me that many cars are parked illegally in the parking lot. Many owners allow cars to sit on their property far too long in my opinion. Personally, I do not allow illegal cars to stay on the property due to security reasons. Also, the illegal cars do not attract the best characters to the property.

I have personally … (4 comments)

TENANT EVICTION WE CAN STILL NEGOTIATE PHOENIX PROPERTY MANAGEMENT

We have officially entered the holiday season in my opinion. Many tenants during this time are strapped for cash since their obligations increase for the following reasons

Halloween Thanksgiving Christmas Birthdays Anniversaries
This means many people do not budget for the items listed above and flat out run out of money. However, we still need money for the following items to live

Rent to supply shelter Utilities must be paid Food Car payment to get to work
I have been doing Phoenix Property Management for the last eight years. So, we must monitor who … (6 comments)

HARRY’S TOP THEN THINGS WHAT INVESTORS WANT FROM PHOENIX REAL ESTATE AGENTS TO PURCHASE PHOENIX REAL ESTATE

I was invited to attend a weekend real estate investor workshop with one of the top real estate gurus in America. There were over two hundred people from across America who attended this event. I met some amazing people that have made it in real estate by just doing it. I was very impressed with their results. Furthermore, I was a Realtor among real estate investors looking for deals. It was a great experience for me. It was two full days of speakers. There were … (11 comments)
