Selling a house can be a bit like having a baby -- everyone gives you advice that you may or may not have asked for, in spite of the fact that the experience is unique to each individual every time. And just like having a baby, there are many myths and "old wives' tales" to be de-bunked. Among the truths are the following ten:
1. Myth: You should always price your home high and gradually correct the sales price downward.
Truth: Pricing too high can be as bad as pricing too low.
Your strategy in listing high may be that you … (7 comments)

phoenix real estate: TO HOA OR NOT THAT IS THE QUESTION - 06/17/09 01:19 AM
The real estate market has picked up over the last six months throughout the country. There are some parts of the country that have established HOAs in place. HOA stands for Home Owners Association. It is a legal entity to maintain common areas and enforce the rules to protect property values. This is the main objective for the HOA is to maintain house values by enforcing rules and regulations so everyone adheres to them. Otherwise, your neighbor will have his car up on cement blocks. That would be an ugly scene while selling your house.

phoenix real estate: CREATING SPECIAL INVESTMENT GROUPS - 06/17/09 12:11 AM

CREATING SPECIAL INVESTMENT GROUPS The real estate market is hot, again. We are all seeing the national and local real estate seminars in the newspapers. People are charging between $4,000 and up for the real estate workshops. Many people are flocking to these workshops to obtain the education to make millions. However, many people have not developed their dream team or power team in their local area. I have been a licensed real estate agent for seven years. The majority of my clients are investors. I host a weekly radio show, Real Estate and Beyond, here in Phoenix, AZ on … (4 comments)

phoenix real estate: SCORE BETTER CHECK IT TWICE - 06/16/09 12:23 AM

When considering purchasing your first home, whether you get the mortgage or not, may depend on your credit score.  Your score is determined by a network of credit reporting agencies, that either share information with, or are owned by, three major credit bureaus. The bredit bureaus take the information reported by the agencies and turn it into one report.  This is your credit report and is what lenders use to determine whether or not to issue mortgages or other loans.
It's a good idea to  inorder to know where you stand before you get too far in the home buying process, that way … (7 comments)

phoenix real estate: ARE YOUR SALES DOWN? GET A MENTOR - 06/15/09 11:37 PM

I have been in the real estate industry for the past seven years. I spent the first fourteen years in corporate America. I was thrown into the real estate industry. However, I knew I had to obtain a mentor in order to survive in real estate. I needed someone to teach me the ropes. Real estate is very competitive. Many agents do not like to teach other new agents based on creating more competition in the field. Why? That was my question. There is enough business for everyone in this field. Senior agents brag about their knowledge. However, they are … (9 comments)

Divorce is happening at record levels during these tough economic down times. Divorce is not a pretty picture for anyone involved in it. How does one divide up the money and real estate? I have been contacted several times to list a home involving a divorce. Many times the home represents equity to be split among the couple.
There are 3 types of listing agreements available to divorce couples when listing a home:
Exclusive Right to Sell - This gives a real estate agent a commission regardless if the broker sells your house or not in the sale. If you … (6 comments)

I was called this morning by my out of state buyers. They requested to be let into the house before the leave on their trip back home. They are in the process of purchasing a house here in Arizona. I said no problem and met them at the property. They needed two hours to secure the house for the summer time. They are planning to come back in September. So, I volunteered to obtain some supplies for their project. I drove the country side until I saw the following statue. I said, "What was that?"
It represents a company. Guess … (7 comments)

phoenix real estate: REAL ESTATE PAYS FOR COLLEGE FOR ALL AGES - 06/14/09 09:58 AM
I have been teaching parents for the last five years on how real estate can pay for college. I created a web site www.asurealestate.com so parents can learn more about this concept.
The list of college costs can seem countless--ever-increasing tuition, textbooks so pricey they might as well be encrusted with gems and endless incidentals of food, clothing and activity fees. There's not much you can do to make those expenses less painful. But there is one area where you can soften the hit to your wallet--and if you're lucky, even turn a profit. Invest wisely in housing, and instead of … (5 comments)
