$559,990 is the median active list price (compared to $525,000 last week)
Condominium - 
7 new listings (compared to 16 last week) 
10 pended (compared to 17 last week)
11 sold (compared to 9 last week)
43 active (same as last week)
$429,000 is the median active list price (compared to $425,000 last week)

I could just copy and past pretty much the same thing from last week for the residential side. We have a net gain of 3 active listings for residential with the median active list price remaining at $525,000.
The condo side has the same number of active as last week but more pended than were listed and the median active condo price went from $375,000 to $425,000. Next week will be telling on the condo prices.

A tiny bit of relief last week as more listings hit the market on the residential side.
The condo market looks bad in the graph (more sold than listed) but the inventory is up with 43 active compared to 34 active last week!

The trend continues with more listings pending than listed last week, the median active list price for residential in Whatcom County is $537,000 and $382,000 for condos.
This market is tough for buyers, they need to be quick to have a chance to win a bid.

Last week was bigger for new residential listings than last week (67) but we're still very much in a seller's market due to the lack of inventory especially since the solds and pended are up from last week as well.
There were also more condos listed last week than the prior week but more pended and sold just like in the residential market.

Here's your latest listing report. We had 67 new listings compared to 87 that sold/pended in residential. As of 4/12 12:00 PM there were 195 active listings in Whatcom County.
In the condo market, there were 11 new listings while 23 either sold or pended and as of 12:00 PM on 4/12 there are 35 active condo listings in Whatcom County.

Here are the Whatcom County numbers for March 2021 compared to March 2020 and 2019.
We can see that the number of new listings is down while the sale price and price per square foot are up on the residential side. The days on market are down, buyers need to be ready to act immediately in this hot market. 
The condominium market is very similar to the residential market with extremely low inventory for the back log of buyers that have been making multiple offers to finally get under contract.
The vacant land market in Whatcom County is a little all over the place. … (0 comments)

Here are the Skagit County numbers for March 2021 compared to March 2020 and 2019. 
For residential, we can see that the number of listings was equal to last year but the median sold price is up and the days on market is down. That means buyers need to be "Buyer Ready, Day 1" - ask me about my program to help buyers be ready to offer immediately and beat competing buyers.
For the condo market in Skagit County, the # of listings was up while the median sales price is down but look at the days on market, it's down from last … (1 comments)

Last week the pendings outnumbered the new listings in both the residential and condominium markets.
The median active price per square foot for residential is $285 and for condos is $387.
It is a tough market for buyers as the inventory is still scarce. 
One of those condo sales last week was mine. 😊

Yay, the spring market is in full swing and there are more listings this week for residential and just about the same for the condo market.
More listings = more choices and a little less competition for buyers.
Watch the interest rates as they are starting to climb but they're still very low.
There are 214 active residential and 39 active condominiums as of 3/29 at 11:00 AM.
Call me if you have any questions about a particular city or neighborhood as I have a stat for that!

Here's last weeks residential and condo listing numbers. I thought I'd compare to the same days as 2020 - here's how 2020 looked:
2020 Residential:
New listings 80 - this year 68.
Pended listings 52 - this year 58.
Sold listings 43 - this year 46.
Less new listings this year but more pended and more sold!
2020 Condo:
New listings 21 - this year 13.
Pended listings 13 - this year 10.
Sold listings 11 - this year 7.
Less listings, less pended and less sold in the condo market.

Here are the numbers for Skagit County for February. March 1st, we've started the spring market and we should hopefully see more listings than in February. For residential, new listings were down, pendings were up and solds were up from February last year. The median sale price was up by 13% while days on market was down 73%! That's a shortage and supply and demand is what is bringing that median sold price up.

More Listings Will Arrive This Month
After an intense winter in the Whatcom County real estate market, more new resale listings are on the horizon this month. March historically marks the beginning of the eight month prime-time real estate market.
Whatcom County is virtually sold out up to the $1.5 million price point. Sales Activity Intensity™ for homes up to $500,000 is extremely high, what I consider “uber frenzy”; 64 percent of sales activity occurs in this price range. There is predominantly frenzy Sales Activity Intensity™ for homes in the $500,000 to $1.5 million range.

On both residential and condos - the pendings and/or solds are outnumbering the new listings but there were a few more new residential listings than from last week.
New condo listings stayed at 8 which also skews the median price to higher than it really is for Whatcom County. I'll be posting more info for the whole month of February later this week.

Listings picked up a bit this week for the residential market but not so much for condos in Whatcom County. Each week we are getting closer to the spring market (even though it certainly didn't feel like it outside!). There are 195 active residential listings and 38 active condo listings as of February 16th at 10:20 am. The average days on market between $200,000 and $600,000 is 33 days (for January/February sold residential listings).
