Yay, the spring market is in full swing and there are more listings this week for residential and just about the same for the condo market.
More listings = more choices and a little less competition for buyers.
Watch the interest rates as they are starting to climb but they're still very low.
There are 214 active residential and 39 active condominiums as of 3/29 at 11:00 AM.
Call me if you have any questions about a particular city or neighborhood as I have a stat for that!

I think the sun from the past weekend affected home sellers as our new listings were down this week compared to the past few weeks. We had 69 new listings while the previous week we had 83. Thursday and Friday were the only 2 days that new listings beat pended/sold listings. Very few residential listings are coming back on the market or having price reductions.
The newest listings can be found in Ferndale, Lynden, and Sudden Valley.

We still have more residential homes selling or pending than are listed - we have 1.2 months of inventory for the past 30 days.This week I wanted to talk about the "Back on Market" category. There are several reasons that listings come back on the market:1. "Failed" inspection - Inspections are not pass or fail but there are a few reasons that one may say they failed inspection like when a buyer/seller cannot come to terms on the inspection response or when the bank won't loan on a home for some reason such as no heat source.

Last week we had 83 new residential listings while 107 went pending (55 sold) = low inventory! Ferndale had the most new listings at 12 followed my Lynden with 8 (Bellingham with 7 is the community, not the whole city as each neighborhood is its own community but all of Bellingham had 35 new residential listings).
