Yay, the spring market is in full swing and there are more listings this week for residential and just about the same for the condo market.
More listings = more choices and a little less competition for buyers.
Watch the interest rates as they are starting to climb but they're still very low.
There are 214 active residential and 39 active condominiums as of 3/29 at 11:00 AM.
Call me if you have any questions about a particular city or neighborhood as I have a stat for that!

The pending and sold listings are still soaking up all the new residential listings in Whatcom County. 
Lots of new condo listings last week, however.
In the same 7 days last year, we had 48 new residential listings with a median price of $421,950 and 10 new condo listings with a median price of $286,500.

In the week before Thanksgiving, we saw a rise in solds from the prior week. I'm sure the title companies and lenders were super busy doing their best to get all the deals closed! The median residential listing price sure did go up from the previous week by a little over $92,000!

real estate trends: Skagit County Real Estate (Nov 9 - Nov 15) - 11/16/20 06:17 PM
The median list price for residential is up slightly ($5,000) and there were 0 new condo listings last week in Skagit County. The good news for buyers is that there were more new listings last week and just a couple more new pendings and fewer solds than new listings - it's not enough to make a big difference in inventory but it's a start. Baby steps!

Skagit County's real estate activity was mostly down from the previous week with the exception of pendings, which was up slightly. I believe the election was on the front of most Americans which directly affected real estate activity. The median price for both residential and condo listings went up a little last week. We'll keep an eye on that as with low inventory prices do tend to increase - the typical law of supply and demand!

Skagit County is a hot seller's market - new residential listings was 37 while 53 listings sold = net decrease of 16 active listings. As with any county, certain areas are hotter than others. If you're curious about your area, let me know. I have the stat for that!

real estate trends: End of September 2020 Whatcom County Real Estate Statistics - 10/05/20 02:33 PM
Here's the month end real estate stats for Whatcom County -
1st chart - Just like a "normal" yearly cycle, the number of listings in September is slightly less than that of October. New listings for September = 329, August = 353.
2nd chart - September followed the same pattern as August with more listings going pending vs the number of new listings. New listings = 329 vs Pending listings = 352.
3rd chart - Again, September is nearly the same as August with almost the same number of sold listings vs new listings - but the totals are down slightly from August as … (1 comments)

We still have more residential homes selling or pending than are listed - we have 1.2 months of inventory for the past 30 days.This week I wanted to talk about the "Back on Market" category. There are several reasons that listings come back on the market:1. "Failed" inspection - Inspections are not pass or fail but there are a few reasons that one may say they failed inspection like when a buyer/seller cannot come to terms on the inspection response or when the bank won't loan on a home for some reason such as no heat source.

I wanted to talk about the pie chart a little bit this week. The left side (green & yellow) are all about the pended and sold listing from last week while the right side (blue, orange & grey) are all about the new & stale listings. Look at the green/yellow area compared to the rest... You'll note that 60% (more than half) are listings that have been taken off the market by being sold or pended while the other 40% is new listings, back-on-market listings & price reductions.
