Here's your latest listing report. We had 67 new listings compared to 87 that sold/pended in residential. As of 4/12 12:00 PM there were 195 active listings in Whatcom County.
In the condo market, there were 11 new listings while 23 either sold or pended and as of 12:00 PM on 4/12 there are 35 active condo listings in Whatcom County.

Happy April!
Last week the pendings outnumbered the new listings in both the residential and condominium markets.
The median active price per square foot for residential is $285 and for condos is $387.
It is a tough market for buyers as the inventory is still scarce. 
One of those condo sales last week was mine. 😊

On both residential and condos - the pendings and/or solds are outnumbering the new listings but there were a few more new residential listings than from last week.
New condo listings stayed at 8 which also skews the median price to higher than it really is for Whatcom County. I'll be posting more info for the whole month of February later this week.

The median list price for condos is skewed a little with only 8 new listings and one being $1.5 million (awww, state street!).

Bellingham is the most populous city in Whatcom County, Washington.
These are live stats regarding Bellingham's real estate statistics for the past 3 years for residential, condominiums, and vacant land.
We use median numbers for data instead of average to dismiss anomalies if there is a really high priced/low priced property that would skew the numbers.
Here is the median sales price. Below each column it tells you the percentage of change from the previous year.

In the week before Thanksgiving, we saw a rise in solds from the prior week. I'm sure the title companies and lenders were super busy doing their best to get all the deals closed! The median residential listing price sure did go up from the previous week by a little over $92,000!

Well, at least listings are up from last week but so are pendings and especially sales. So last week I reported 49 new residential listings but 64 sold which means we had a net decrease of listings of 15. This week we have 60 new listings but 83 sold which is a net decrease of 23! The moral of the story is that this is still a hot market and sellers should not be wary of listing their home in this fall market. Good news for buyers is that interest rates are still low so you have more buying power!

Not at all surprising that we're still dealing with some low inventories across most price ranges.
More and more home buyers are starting to waive their inspections to win the bid wars.

This is all the data for all residential new, sold, pending, expired/canceled listings for Whatcom County (only) through September 2nd (9:00 am).
Let's break these graphs down into chunks -
1. The top-left graph is all the new residential listings per month - it's important to look at this graph compared to the one below of the "normal" 6 phases to the yearly housing cycle. You can see that this year was different starting in March when COVID-19 took over our lives. The good news is the recovery that we've had starting in June to help replenish some of the low-inventory.

I think the sun from the past weekend affected home sellers as our new listings were down this week compared to the past few weeks. We had 69 new listings while the previous week we had 83. Thursday and Friday were the only 2 days that new listings beat pended/sold listings. Very few residential listings are coming back on the market or having price reductions.
The newest listings can be found in Ferndale, Lynden, and Sudden Valley.

We still have more residential homes selling or pending than are listed - we have 1.2 months of inventory for the past 30 days.This week I wanted to talk about the "Back on Market" category. There are several reasons that listings come back on the market:1. "Failed" inspection - Inspections are not pass or fail but there are a few reasons that one may say they failed inspection like when a buyer/seller cannot come to terms on the inspection response or when the bank won't loan on a home for some reason such as no heat source.

We had 16 more listings last week than the previous week, if we keep up that trend it will be a welcome relief for buyers with more inventory coming on the market. Last week there were 364 active single family listings in Whatcom County and this week there are 374 - every little bit of inventory helps!
