Here's last weeks residential and condo listing numbers. I thought I'd compare to the same days as 2020 - here's how 2020 looked:
2020 Residential:
New listings 80 - this year 68.
Pended listings 52 - this year 58.
Sold listings 43 - this year 46.
Less new listings this year but more pended and more sold!
2020 Condo:
New listings 21 - this year 13.
Pended listings 13 - this year 10.
Sold listings 11 - this year 7.
Less listings, less pended and less sold in the condo market.

Last week's numbers are similar to the previous week. Watch for new listings coming on Thursdays and Fridays! Now that open houses are allowed again and the weather might be nice, it could be a big weekend for open houses.

Comparing January 2021 to January 2020:
Price = ↑ The median sales price is ↑ 37.3% Price per square foot is ↑ 21.7% Inventory = ↓ Current homes for sale is ↓ 44.6%  Months of inventory is ↓ 46.7% Days on Market is ↓ 75.7% New Listings = ↓ New listings were ↑ 13.4% Pending Sales were ↑ 21.8% Closed sales were ↓ 11.6% (but combined with the pending sales, it still soaked up the extra inventory from the new listings) Heather Stevenson BROKER

Ahhhh, after a much-needed vacation - your stats are back!
I put three of the past weeks together for this post since I was away with my family and hosting my son's wedding to our sweet new daughter-in-law. But I'm back at it!
Not much has changed in the way of new listings vs sold or pended until last week, that is. Look at the decline of the new listings last week. Was it the weather? I'm not sure yet if this is a trend or a fluke, next week will help decipher that. It is clear that the demand for new listings … (0 comments)

Not at all surprising that we're still dealing with some low inventories across most price ranges.
More and more home buyers are starting to waive their inspections to win the bid wars.

whatcom county real estate trends: Your September 2nd Market Trend Report for Whatcom County, WA - 09/02/20 08:06 PM
This is all the data for all residential new, sold, pending, expired/canceled listings for Whatcom County (only) through September 2nd (9:00 am).
Let's break these graphs down into chunks -
1. The top-left graph is all the new residential listings per month - it's important to look at this graph compared to the one below of the "normal" 6 phases to the yearly housing cycle. You can see that this year was different starting in March when COVID-19 took over our lives. The good news is the recovery that we've had starting in June to help replenish some of the low-inventory.

I think the sun from the past weekend affected home sellers as our new listings were down this week compared to the past few weeks. We had 69 new listings while the previous week we had 83. Thursday and Friday were the only 2 days that new listings beat pended/sold listings. Very few residential listings are coming back on the market or having price reductions.
The newest listings can be found in Ferndale, Lynden, and Sudden Valley.

We still have more residential homes selling or pending than are listed - we have 1.2 months of inventory for the past 30 days.This week I wanted to talk about the "Back on Market" category. There are several reasons that listings come back on the market:1. "Failed" inspection - Inspections are not pass or fail but there are a few reasons that one may say they failed inspection like when a buyer/seller cannot come to terms on the inspection response or when the bank won't loan on a home for some reason such as no heat source.

We had 16 more listings last week than the previous week, if we keep up that trend it will be a welcome relief for buyers with more inventory coming on the market. Last week there were 364 active single family listings in Whatcom County and this week there are 374 - every little bit of inventory helps!
