The Whatcom County market is virtually sold out up to $1 million, which places extra focus on each new resale listing as it comes onto the market. We expect this extremely high intensity will continue in most price ranges locally into the spring of 2022, due to historically low-interest rates creating a large backlog of buyers looking to purchase a home. 
 
Sales Activity Intensity™ in Whatcom County is uber/extreme frenzy up to $1 million (93 percent of sales take place in this range). There is very strong luxury sales activity in the $1 to $2 million range.

I could just copy and past pretty much the same thing from last week for the residential side. We have a net gain of 3 active listings for residential with the median active list price remaining at $525,000.
The condo side has the same number of active as last week but more pended than were listed and the median active condo price went from $375,000 to $425,000. Next week will be telling on the condo prices.

The trend continues with more listings pending than listed last week, the median active list price for residential in Whatcom County is $537,000 and $382,000 for condos.
This market is tough for buyers, they need to be quick to have a chance to win a bid.

Here are the Whatcom County numbers for March 2021 compared to March 2020 and 2019.
We can see that the number of new listings is down while the sale price and price per square foot are up on the residential side. The days on market are down, buyers need to be ready to act immediately in this hot market. 
The condominium market is very similar to the residential market with extremely low inventory for the back log of buyers that have been making multiple offers to finally get under contract.
The vacant land market in Whatcom County is a little all over the place. … (0 comments)

Yay, the spring market is in full swing and there are more listings this week for residential and just about the same for the condo market.
More listings = more choices and a little less competition for buyers.
Watch the interest rates as they are starting to climb but they're still very low.
There are 214 active residential and 39 active condominiums as of 3/29 at 11:00 AM.
Call me if you have any questions about a particular city or neighborhood as I have a stat for that!

The pending and sold listings are still soaking up all the new residential listings in Whatcom County. 
Lots of new condo listings last week, however.
In the same 7 days last year, we had 48 new residential listings with a median price of $421,950 and 10 new condo listings with a median price of $286,500.

In the week before Thanksgiving, we saw a rise in solds from the prior week. I'm sure the title companies and lenders were super busy doing their best to get all the deals closed! The median residential listing price sure did go up from the previous week by a little over $92,000!

Good news for buyers looking in Whatcom County as we had a couple more new listings than last week while new pendings were down slightly and solds were down quite a bit. We have a long way to go to build up our inventory but this is a start.
The median listing price was up some while the condo median list price was down slightly.

All activity was down last week across the board. Fewer listings, fewer pendings, and fewer solds. But there are still more pendings and solds than new listings so therefore we still have very low inventory!
