Lower than average inventory and closed sales is somewhat seasonal but still well below normal. However, the St.Michael Housing Market is seeing decent appreciation. Sellers looking to get out could do well and should consider contacting me to get on market earlier than in a normal market.

Foreclosures are very low and Plymouth has one of the highest sold unit numbers in Henepin county show Plymouth is still a high demand area to live in and with low rates and expandig new contruction inventory, sellers in the Plymouth market are doing well.

Inventory, Inventory, Inventory! There is almost none at this time in Hopkins even when compared seasonally. The Hopkins market is likely to see continued price appreciation even over the robust 16% year over year when we see only 5 new listing to market and 2oplus closed. Hopkins sellers are simply not replacing inventory levels and are making it difficult for buyers to find homes in the area. Even in this market, there are some foreclosure properties available. With an increasing price point, selling a home in Edina is a profitable endeavor. However, numbers this month deviate a little when compare-ds to surrounding communities. While surrounding areas are seeing very few expired listings, Edina seems to deviate with a slightly higher expired rate for September. This could be a sign that sellers in the Edina market have expectations slightly out of line for our current market. There are also more sellers vs buyers suggesting a stable market or one that could start favoring buyers if inventory continues to grow on the current pace. The Crystal real estate market is not having robust sales most likely due to the price point and due to the number of foreclosures and new home buyers affected by the down turn of the last 4 years. First out and last in. However, the exciting news is that the number of solds is higher than the number of new listings and very few expired listings. Strong sales numbers and limited inventory are promising for sellers in Plymouth and Wayzata. Numbers suggest buyers will still have to work hard and be patient in their home search but that new homes are coming to the market and keeping inventory levels stable. There is a slightly higher expired number when compared to other area cities but this could be explained by the price point and a small surge in higher end foreclosures. Admittedly it can be very difficult to get your property sold in a down or buyers market. Except, it's not impossible. It can be down. 50% of the homes sold right now are owner occupied and are not foreclosures or short sales. With strong marketing, honest advise, a hands on approach and an honest assessment of the value your property has and could have, there is no reason you cannot take advantage of any market and in many cases, you can come out ontop in the end!
