Based on local prices, demand, recent mortgage rates and an improving economy, we may be at the start of another huge run on housing.. Here are reasons to consider when making your decision of buying. Shrinking Inventories Inventories are declining in most markets in the Minneapolis/St. Paul and surrounding suburbs. So last night I was a little bored and rather than watching TV, I started looking at all the listing currently on market in th ecity I live in. As I looked through each listing, what yelled out to me more than anything was the fact agents in Plymouth Minnesota love to sell bathrooms! Old bathrooms, New Bathrooms, Remodeled bathrooms and more! They also seem to like selling cars, truck, boats, cat, dogs and collectables. Market changes drastically from last year with pending and closed sales up significantly from this time last year. Expect prices to show a slight bump due to frenzied first time buyer activity trying to get into a home before the now extended tax credit was to expire. The volume of first time buyers entering the market and purchasing foreclosures at break neck speed with show as an aberration in the coming months as the rush will be over and we will enter into a seasonal slow down. Rates seem to be staying stable. However, the Fed has indicated that the economy may have slight improvement and that it may have to start raising rates in the next quarter or two to stem off inflation. First time buyer credit expires 11/30/09, but there are and still will be homes that are extremely affordable and over the winter months, could be had for less than you would save with the credit.

For most in this market, conventional thinking would be that real estate agents would be notifying and motivate buyers to act quickly in order to take advantage of the $8,000 tax credit that is soon to expire in November. The point I want to make is to sellers that may have equity left in their current home and who may want to move up either to a new or larger home. Here is this months market report showing trends for the Plymouth area. Trends show median sale prices are still showing signs of stabilizing in Plymouth when compared to the rest of the metro. The vast majority of sales in this area are still foreclosures which are impacting on this number. Marketing times year to date have had a very small increase of just 11 additional days over last years numbers. Total inventory is down 9% and closed sales are slightly higher. Signs still point to sellers pricing their homes higher than the market is willing to pay, but the numbers also show sellers are being (0 comments)

Here is this months market report showing trends for the Plymouth area. Trends show median sale prices continue to drop in Plymouth but at a much slower rate than many other local cities.. The vast majority of sales in this area are foreclosures which are impacting on this number. Marketing times year to date have had a very small increase of just 14 additional days. Total inventory is down 12% and closed sales are slightly lower. These numbers show that sellers not needing to sell are removing their homes from the market and that the foreclosure inventory is being consumed by the first (0 comments)
