Celebrating 250 years young is beyond worthwhile and we shouldn’t stop at 250. Today, I meet a potential out of state vacant land buyer at a relatively inexpensive piece of dirt aka vacant land parcel. This vacant land parcel is 2 acres and is listed for just under $10,000. Yes, I was wearing my cowboy boots, jeans and a wide brim hat as the temperature was 103 degrees. For my own personal safety, my husband rode “shoot gun” as I did not know this gentleman. Artificial Intelligence, AI, is so prevalent that sellers are now using this tool to value and validate their residential or vacant land properties. This past week I have been working with a seller who happens to believe AI is an exceptional research tool. Fortunately being old school, I have been able to educate him specifically that AI does not always compare apples to apples. One of the very critical issues is AI fails to look at any expired listings. In this case there was a a vacant land expired listing for more acreage and that vacant land listing sat on the market

As much as we would like to sell the sizzle, some properties only provide steak. Examples might include vacant land, off grid parcels or properties that need a little to a lot of work. Writing up public remarks for vacant land to sell the sizzle continues to challenge me. How many times can one write panoramic mountain views? When vacant land has property improvements such as wells, power, easy road access, makes the sizzle a little easier. Often here in Mohave County, rural land specialists will publish a county map (featured photo) as the main photo in the local MLS. This is permitted as some areas in Mohave County may be landlocked. However, often real estate agents will just use the Mohave County Map (see above) as the primary photo because they have not personally traveled to the property. These individuals see for sale signs out in the middle of nowhere or close to the middle of nowhere and decide to leave their vehicles to walk some of the “dirt.” Unfortunately, walking the high desert dirt requires vigilance. As I am an early riser, usually between 4:30am and 5:00am, I have the good fortune to appreciate the early morning sunrises over the Hualapais Mountains here in Golden Valley, AZ. The brilliant colors and clouds are ever changing. My thoughts always return to the Creator and his artistic hand. What I truly appreciate is the first glimpses of the sunrise peaking over the tops of the Hualapai Mountains. The highest peak within this mountain range is 8,417 feet. Driving up toward the Hualapai Mountain Lodge, one is able to view a variety of trees including Ponderosa Pine, aspen and oak as well

Living and working here in the high desert of Mohave County, Golden Valley, AZ as a rural land specialist, I have my own unique tools of the trade for especially placing real estate signs on rural vacant land parcels.
