In rural areas, the general public aka as consumers, customers or clients are often directionally challenged. These individuals have a poor to actually no sense of direction.  GPS is often their goal to navigational tool and often in rural areas GPS is in error.

With all the emphasis on technology including automated systems, my sense is the human connection is appearing to be ignored and eventually lost.  This is why I believe being old school is a competitive advantage and fits me to a T.

Often here in Mohave County, rural land specialists will publish a county map (featured photo) as the main photo in the local MLS. This is permitted as some areas in Mohave County may be landlocked.
However, often real estate agents will just use the Mohave County Map (see above) as the primary photo because they have not personally traveled to the property. This map photo usually does not show right of way, zoning or flood zones.

Sometimes, professional real estate agents work with court approved sales. Often these are neglected properties with debris, non-working vehicles and in general a real mess.
Usually there is a fiduciary firm appointed as the representative, guardian, conservator or trustee.  These court approved sales are very time consuming for all parties involved including the fiduciary firm, legal firm, title, the seller's court appointed attorney, the buyer’s agent and the real estate listing agent.

Sometimes the gratitude in selling vacant land property is not the dollars but rather knowing the successful sale has relieved the seller of stress. In this rural vacant land sale, the seller was elderly and wanted to sell this property to avoid her heirs from having to deal with the property. Thankfully through the combined efforts of the niece who is also a REALTOR®, the seller’s daughter and myself, this property was sold in 31 days.

vacant land listing: Under Contract 6244 W Hwy 68 Golden Valley, AZ - 11/18/24 10:02 AM
Yesterday, November 17, 2024, this 9.69 acre parcel in Golden Valley with a power pole and permitted septic went under contract.  For me this is special as the owner is elderly and wanted to have this property sold so that her children would not have to deal with it.
This vacant land listing was a challenge as over time the wash which in this instance is also a designated EPA flood plain expanded onto this property. However, this issue was fully disclosed along with the access from Highway 68 is no longer possible as the State of AZ closed that access.

The listing is now active on the MLS which has fed the listing to various other real estate websites.  Also the agent has placed signage for the residential listing and possibly for the vacant land listing.
Time:  1 to 2 hours depending upon location and number of signs. Again travel time is not included nor the cost of the signage.
