alys beach: Home Exterior Design Features - 07/16/09 12:22 AM
Decks, porches, balconies, verandas and patios are outdoor architectural elements that are often confused with one another. An explanation of their intended use, history and design allow for useful distinctions, although a certain degree of exception and overlap is unavoidable. Decks   A deck is a large, raised wooden floor attached to the back of a house and contained by a perimeter railing for safety. Decks are rarely covered, and usually have a rough or informal look that is not integrated with the rest of the house's design. They are typically intended to be locations for large outdoor social gatherings, such … (0 comments)

alys beach: House Numbers - 07/08/09 06:08 AM
House numbers should be clear enough so that police, the fire department, paramedics, etc., can quickly locate properties in an emergency. House numbers are often the only way that first-responders can identify their intended destinations. A number of jurisdictions have begun enforcing laws through strict fines for homeowners who do not comply with laws that impose requirements for house numbers.  Local Regulations
Many municipalities and counties have implemented ordinances requiring property owners to standardize the display of house numbers on buildings. The city of St. Martinville, Louisiana, for instance, is considering requiring its citizens to display street numbers in block numbering that is at … (0 comments)

alys beach: Collar Ties vs. Rafter Ties (Roof structure components) - 07/05/09 12:14 AM
Collar ties and rafter ties are both horizontal roof-framing members, each with different purposes and requirements.

Collar TiesCollar ties are designed to tie together the tops of opposing rafters. This helps brace the roof framing against uplift caused by wind. Collar ties must be placed in the upper third of the roof. Other facts about collar ties:
They may or may not be required, depending on jurisdiction. Inspectors should not call out lack of collar ties as a defect unless they know that collar ties were required in the jurisdiction in which the home is located at the time the home … (0 comments)

alys beach: Chinese Drywall "Issues" - 05/17/09 10:03 AM
Amidst a wave of Chinese import scares, ranging from toxic toys to tainted pet food, reports of contaminated drywall from that country have been popping up across the American Southeast. Chinese companies use unrefined "fly ash," a coal residue found in smokestacks in coal-fired power plants in their manufacturing process. Fly ash contains strontium sulfide, a toxic substance commonly found in fireworks. In hot and wet environments, this substance can offgas into hydrogen sulfide, carbon disulfide, and carbonyl sulfide and contaminate a home's air supply. The bulk of these incidents have been reported in Florida and other southern states, likely due … (0 comments)

alys beach: Arc Fault Circuit Interrupters (SAFETY) - 04/12/09 04:04 AM
Arc Fault Circuit Interrupters (AFCIs) are special types of electrical outlets and circuit breakers designed to detect and respond to potentially dangerous electrical arcs in home branch wiring. How do they work?   AFCIs function by monitoring the electrical waveform and promptly opening (interrupting) the circuit they serve if they detect changes in the wave pattern that are characteristic of a dangerous arc. They also must be capable of distinguishing safe, normal arcs, such as those created when a switch is turned on or a plug is pulled from a receptacle, from arcs that can cause fires. An AFCI can … (0 comments)

Often Home inspector are told by the Realtor to turn on systems that are turned off in a vacant house such as: electrical breakers, water valves, HVAC quick disconnet breaker, among other things in a vacant or a foreclosure house. However, there is a reason why these systems are turned off. Turning on a disconnected systen can result in killing the deal and or causing property damage. alys beach: Dryer Vent Safety - 03/26/09 03:33 AM
Clothes dryers evaporate the water from wet clothing by blowing hot air past them while they tumble inside a spinning drum. Heat is provided by an electrical heating element or gas burner. Some heavy garment loads can contain more than a gallon of water, which during the drying process will become airborne water vapor and leave the dryer and home through an exhaust duct (more commonly known as a dryer vent).   A vent that exhausts moist air to the home exterior has a number of requirements:
It should be connected. The connection is usually behind the dryer but may … (0 comments)

alys beach: Have your Heating System Inspected - 02/06/09 04:59 AM
Only about 30% of a home's heating system is reviewed by the local gas provider if they are called out for a seasonal start-up. This leaves 70% of the review of the heating system to the homeowner or possibly to untrained personnel.   Heater venting systems are a major concern every winter in every part of the country. During earthquakes, like the ones in Southern California, vent systems can become separated, especially the horizontal connector pipes associated with floor furnaces, allowing the potential for fire, or fumes to escape in unwanted areas possibly resulting in illness, fire or even death. … (1 comments)
