Ok there have been rumors, I have posted blogs and had to retract those blogs. I have spoken to local and state agencies as well as the Government agency on the national level that is handling the First Time Home Buyer tax credit and have the skinny.
 
The program is called Florida Home Buyer Opportunity Program. Phew, what a name, but yes if you are a qualifying first time home buyer you will be able to use your $8000 tax credit as your down payment. You heard right, you can now use your First Time Home Buyer tax credit as your down payment on a home .
WHAT? I heard that you couldnt do this. Well now you can.
Beginning July 1, those who quality for the federal $8,000 first-time homebuyers tax credit will be able to apply for downpayment assistance before they close on the purchase of their home, and then repay the amount borrowed when they get their tax refund. The program will operate through local county housing administrators, though details are still being worked out

Is it true Orange County & Seminole County down payment assistance programs like SHIP might be going away forever? I received and email today with the grave news that the housing funds from the state are on the chopping block. The senate is cuting over $123 million dollars from the budget and with those cuts would simply eliminate down payment assistance programs like SHIP.

I have helped families in the past purchase a home using Seminole County Down Payment Assistance funds known as SHIP. These funds are very hard to get but even harder to use. In years past it wasnt quite so bad since the majority of the homes were still owner occupied. But we all know what this market is, Short sales and bank owned homes.

My morning started off as an interesting one down at Seminole County Down Payment Assistance office. Today was the first day for people to turn in their Seminole County SHIP applications. It has been a long process for some and the anticipation today was high. From talking with others in line some people started camping outside the county's door last night to be first in line and have the first opportunity to turn in their applications. These highly awaited funds are on a first come first serve basis. Some people will receive as much as $80,000 in free government money.

As many first time home buyers start to realize now is the time to buy most ask what kind of assistance programs are out there for me. If you read my previous blogs on FHA Loans and Nehemiah Down Payment Assistance you will see just a couple of options.
 
All counties in Central Florida have a SHIP program however most of them run out of money very quickly at the start of the counties fiscial year. October 1 for Seminole County.
