jesse hopkinshoel: On "staying busy"... Brass Tacks! - 02/11/10 09:53 AM
Today, Teresa Boardman was featured in Inman News for her perspective on being "busy" and that it doesn't really get to the meat... Whenever we talk with other agents, they say they are busy. AND THAT MAY BE TRUE. But that doesn't get to the real question of whether they are experiencing success in productivity. For example, I am busy right now! Writing this blog! It isn't obtaining any additional contacts for the day. It isn't putting into negotiating a possible transaction!
The "meat" of the question, "are you busy?" really means working your business. How many people did you talk … (2 comments)

jesse hopkinshoel: "Thought-positions" vs "Talking-points" - 02/01/10 06:44 AM
In a recent exchange regarding the Renewable Energy Industry (more specifically, Wind Energy), it occured to me that sometimes talking points might as well be Muzak in the elevator. It was clear that, while the other individual was very concerned with the idea that certain financial models "don't make money," he had not evaluated a budget of that model, doesn't know the players in the business and, furthermore, doesn't understand the trends or the underlying impacts of his position. This brings me to the line of thought that we are our neighbors' keeper... And, conversely, our neighbors are our keepers. When … (1 comments)

jesse hopkinshoel: Creative Solutions to Transaction Barriers: Private Sewer Systems - 01/21/10 05:46 AM
Many rural properties have unique issues and barriers to purchase. One of the more significant barriers are that they often are not connected to a central sewer system. Therefore, many times, the private system that is in service must be "certified" by a local governing authority. And in many jurisdictions, if the system is not in compliance, the sale cannot move forward until the private sewer system is in compliance. Well, if the property is being offered by a bank (post-foreclosure), they rarely will make any changes or financial commitments - and that includes certifying or updating private sewer systems to … (2 comments)

jesse hopkinshoel: Is America Thumbing Her Nose at First-Timers? - 12/03/07 10:32 AM
I have been a REALTOR in the State of Minnesota for about seven years. I In that time, I have seen the best and worst in the crazy real estate market. I help about 40-50 people per year find or sell their home. For my second year, I also sit on the MN Association of REALTORs Professional Standards Committee (Hearing ethics complaints and arbitration hearings). I don't think that I have to reiterate that buying a home, for most people, is the largest purchase and often viewed as one of the most secure and honorable investments with trusted financial partners and … (3 comments)
