Market Trends Since 2006 Tiburon has proved to be quite the success to its developers, and doesn’t look like it will be losing steam any time soon. Since the first home sold in 2006, property values in Tiburon have appreciated from .25% to as much as 4.6% each year. Since 2006, NEW CONSTRUCTION values have increased 12.65%, an average of 2.08% per year. The first “EXISTING HOME” to sell in Tiburon was in 2009; since then existing home values have increase .75%. The Absorption Rate is the ability of the real estate market to absorb or sell all of the houses for sale in a given amount of time. For example, if 100 homes are sold every month and there are 1200 homes for sale, it will take 12 months to sell all of the homes currently for sale. If there are 2400 homes for sale, the absorption rate will be 24 months or 2 years for all of the homes to sell. So often we are told by our brokers and coaches that… “when you’re #1” or “when you’re the top agent,” but what if you don’t aspire to be #1, or #2 or even #3 for that matter? Most might ask what you are doing in this business if you are not aspiring to be the best? Well to me, being #1 and being the best are polar opposites. In fact, I want to be the best! Shreveport - Bossier City's real estate market has been very fortunate in not seeing the down turn that much of the rest of the country has seen. In fact, with the addition of the Global Strike Command to Barksdale AFB and the new headquarters of the 8th Air Force, now located in North Bossier, the local area has seen a lot of real estate activity over the last few years.
