greenville: The sign says FOR SALE- not for RENT! - 03/15/10 07:45 AM

Are you sick to death yet of getting that call? Will your seller lease/purchase, bond for title, rent? I know I am although I've been told that this is the next "wave" to come. As agents we can put this information in the remarks section of MLS so that agents showing do know if that property meets the criteria. But I've had buyers agents try to beat me up over the fact that my sellers (who are flip investors for the most part) will not even consider these options.
No, my sellers want to SELL the property. If they … (6 comments)

greenville: Redneck Realtors on the Loose-Someone Help them PLEEZE! - 03/14/10 10:53 AM
This is a blog from about 6 months ago but based on what I saw today whilst showing..it's completely relevant. You might want to get a mirror and check this out for yourself!
Like it or not we are called upon to portray to the world, our professionalism. That extends to your hair!! This may sound trite, but as I look through some of the profiles of my colleagues on this and other sites, it seems we may have a problem!! We're stuck in the 70's and 80's with our hair and make up ladies! And guys..this can run for you … (4 comments)

greenville: Thanks for showing-now where's the FEEDBACK!!!!!! - 03/14/10 06:19 AM
Miss manners I'm not and PC definitely not, but there is one thing that gets my goat on a regular basis in this industry.
I don't believe it's a particular brokerage although some from specic firms are worse than others. I'm just venting a little here but I think it's integral to our business and professional appearance to give feedback after a showing.
We're all very busy people. The last thing we need to do is track an agent down only to remind them of the style, color, street..whatever..of the listing they showed!
Feedback is key to providing our sellers the … (4 comments)

greenville: Do Posting Your Listings on AR Help to Sell it? - 03/13/10 07:37 AM
Is it me or does anyone else love AR because of the vast information and networking. But since I live in the south, I don't really feel a particular pang of love toward those listings from say, Sheboygan WI or Santa Fe, NM. I'd love to hear your feedback on why we do post our listings on AR. Is it for higher Google placement? Do they really draw buyers to your homes? I haven't done it yet but want to give my listings maximum exposure and feel that we do with the plethora of other sites for listing purposes only.

greenville: Top Micro City Winner-Greenville, SC - 03/13/10 07:25 AM

We're very proud to live in simple Greenville, SC especially in the northern burb of Travelers Rest.   I did a great deal of research before we picked Greenville as our best place to live.  Every week I run across something new to love about being here.  South Carolina has one of the highest unemployment rates in the country but Greenville's unemployment statistically is the lowest in the state.
This is from yesterdays paper.   Read more about North American Cities of the Future by clicking on this link and then download the pdf file.
Greenville is the top North American city of less than … (1 comments)

greenville: Will you Survive the Coming Storm?? - 03/11/10 10:18 PM

For over a year now my office has been preparing for the coming storm. Some of you are already beginning to see the rip currents but still havent' experienced the tsunami. DOOM GLOOM...Nope..not if you're prepared.
What is the storm? The sarcastic side of me raises my eyebrow that you'd believe the media for one moment that the worst is over! Oh, but you say..I'm already doing great this year. Yup you will. So what's ahead. Now I'm no lender, market analyst or any such learn-ed creature. I'll tell you what I've been told and see if you agree … (30 comments)

greenville: This ain't the Bible Belt...it's the Buckle! Buying a home in the South - 03/11/10 05:24 AM
Well some of you saw my previous post on Green homes so you're no stranger to the fact that I'm not PC when it comes to both life and Real Estate. And surprisingly my clients appreciate that. It's like going on a date and people tell you not to talk about religion or politics. Again surprisingly, those things come up during showings, listings and throughout real estate transactions with other agents all the time here in Greenville, Travelers Rest and the Upstate.
People moving from out of state are exposed to a great culture shock. We're NICE here! Neighbors will come say … (5 comments)

greenville: Giving a house floccinaucinihilipilification!!! What?? - 03/10/10 04:36 AM
Don't worry..it's not something you can catch..at least I hope not for your sake! In determining what a home is worth for both buyers and sellers we all know we go through hoops and die small deaths when it comes to pricing the home accordingly. So have you determined any of your listings as floccinaucinihilipilification?
In the Greenville and Travelers Rest area I hate it when that happens. Floccinaucinihilipilification can be a make or breaker for getting that listing!
In the fun blog of the day, it's my small way of contributing to us continually self educating realtors. We go way … (5 comments)

greenville: When INVESTORS Can't even get funding!!! - 03/10/10 03:03 AM
I've been blessed to work with 4 consistent sellers over the past 3 years. They are high powered investors who "flip" homes here in Greenville and the surrounding Upstate in SC. But boy have pickens been slim. Now that's not to say there aren't a plethora of homes that go to the county auction each month-200/mo on average. But the banks have all of a sudden started holding on to inventory. Some say its to make their portfolios larger so investors on Wall Street will invest in their banks. I'm a believer. But do you even realize the shadow inventory that … (1 comments)

I've been away. Blogged for a while and then..well ..just like you, life got busy. And I truly didn't think this social netorking media thing was any big deal. Well I just got popped on the head by God and the great one said, … (1 comments)

greenville: You can't BURN OUT if you were never ON FIRE! - 01/29/09 03:51 AM

Ohh did that sound bad? Well sometimes it's a hard working Realtor's job to set the client straight on market, pricing, staging, or buying within their means and of course ..the dreaded agency issues. But that's not what this post is about. You already (I hope) know how to take care of yourself whe it comes to clients. But how do you handle YOU?
During the holidays, Greenville, SC was popping, busier with Real Estate than in the past 4 months. It was exhausting and a great way to start the year, with a plethora of leads and contracts and closings. … (6 comments)

greenville: Hard Lessons Learned From My Clients-A True Story - 11/30/08 05:55 AM

Early this year I had the awesome experience of working with two of the brightest and sweetest clients in my Real Estate history.  And I had the opportunity to sell them one of the most gorgeous homes in Greenville and the Upstate. But I also learned much from them that benefits all of you as well.
I'll make it brief as most of you, like myself, are high  I personalities which means you have the attention span of a flea and love the high pace , personal interaction and relationship of each transaction. Not the numbers so much. Thus was … (5 comments)

greenville: Lead Conversion the easy way! Rap + Port = RAPPORT! - 11/30/08 03:58 AM
This is one of my older blogs but I"ve gotten a lot of recent remarks on it so I'm reposting..enjoy!
Ok someone has called off a sign or emailed you with a message that they're interested in buying or selling. Now what.
So many in sales get cold feet at actually having a phone conversation, IE talking WITHOUT the computer. It's very easy in our day and age to let our website give our credentials. But there's so much more that you have to offer than your resume isn't there?
So let's talk rapport. Webster's definition is "establishing common ground". People … (3 comments)

greenville: Why is Duel or Designated Agency so Hard for Buyers to Understand - 11/30/08 03:42 AM
Well I guess because the wording of the actual contract is lawyer talk! In South Carolina and here in Greenville, the Buyer Agency agreement is a 4 page jumble of marbles in the mouths of normal folk and even to most agents.
Explaining it is another issue. And even when it's explained and you find yourself in that scenario, it can really spook a buyer. We love to sell our company listings and help our fellow agents, but the buyers think we're steering or leading because we tell them we're in Duel or Designated Agency. Of course we're not! We just happen … (7 comments)

greenville: If you want me to SELL YOUR LISTING-Then Answer Yer Dang Phone!! - 10/22/08 08:26 AM
I have the best possible clients! Pre approved, over qualified, plenty down and ready to move with NOTHING to sell. They've picked out some nice homes and are ready to rock and roll. So I call to make the appointments on two of them. Guess what!??? No answer not only at the brokerage, but not with the agent office line OR cell. All day...no response to my voice mails!! What the heck do I do. These folks will write an offer tonight!!
And no answer. Still don't know if it's ok to show. This happened last week with a different listing … (14 comments)

greenville: Lately the Leads are Busts! - 10/21/08 12:43 AM
Open houses, fliers, emails, direct farming and lead generation sites. Our team of Connie Rice & Partners has all of these in place. We're doing everything we can to lead generate to get some of our listings sold. I'd love advice from all of you who went through this in the 70's and 80's. As lending has tightened, so our leads have become a plethora of unqualified kids with terrible credit scores, no down payment and just a prayer for a home.

Maybe the end of this endless election will kick start something. Maybe then lenders will ease just a … (10 comments)

greenville: Time Management:Keeping Margin in your life..no not MARGARINE..Margin! - 10/19/08 12:39 PM
Today was one of those messages at church that changed my life as a REALTOR, wife, mother and friend. It was about the Margin between work and the rest of your life. Time management in essence. It was so in my face, it brought tears and I hope that sharing it with you will help you keep your life within margin as well.
What does that mean? Sabbath: used to be a Blue day. Everything was closed, a time of rest, of prayer and for family. That's gone by the wayside much the way of Atari and typewriters, oh and Margarine … (6 comments)

greenville: Pricing Right in Today's Market - 10/18/08 11:47 AM
We're all trying our best to keep up with rising and falling prices in real estate in our markets. Not to mention keeping up with the daily lending changes and laws. Let's not even talk about the DOW.
So how do we make sure we're representing our sellers the best but still being completely honest in our pricing of their homes and makeing sure they understand that we're doing our best. After all, it's not OUR fault the market is wanky...we're trying to make a living too!
#1 Instead of always looking at actives and solds for the past months, take … (6 comments)

greenville: South Carolina History-The Textile State and History of Housing In Greenville - 10/18/08 11:32 AM
Greenville SC, the Upstate and surrounding counties from the beginning of the 20th century made their industry a nation wide name with textiles. Cotton, hemp, you name it. And now a group of SC folks interested in preserving the heritage of the homes created by these mill towns, have started a heritage foundation named the Camperdown Mills Historical Society.
Why is this important to Greenville? Well Camperdown was a huge mill located on the current Reedy Falls Park downtown. When I asked a local why many of the farms and plantation homes from the civil war weren't showcased in Greenville I … (0 comments)
