northern greenville: Thanks for showing-now where's the FEEDBACK!!!!!! - 03/14/10 06:19 AM
Miss manners I'm not and PC definitely not, but there is one thing that gets my goat on a regular basis in this industry.
I don't believe it's a particular brokerage although some from specic firms are worse than others. I'm just venting a little here but I think it's integral to our business and professional appearance to give feedback after a showing.
We're all very busy people. The last thing we need to do is track an agent down only to remind them of the style, color, street..whatever..of the listing they showed!
Feedback is key to providing our sellers the … (4 comments)

northern greenville: This ain't the Bible Belt...it's the Buckle! Buying a home in the South - 03/11/10 05:24 AM
Well some of you saw my previous post on Green homes so you're no stranger to the fact that I'm not PC when it comes to both life and Real Estate. And surprisingly my clients appreciate that. It's like going on a date and people tell you not to talk about religion or politics. Again surprisingly, those things come up during showings, listings and throughout real estate transactions with other agents all the time here in Greenville, Travelers Rest and the Upstate.
People moving from out of state are exposed to a great culture shock. We're NICE here! Neighbors will come say … (5 comments)

northern greenville: When INVESTORS Can't even get funding!!! - 03/10/10 03:03 AM
I've been blessed to work with 4 consistent sellers over the past 3 years. They are high powered investors who "flip" homes here in Greenville and the surrounding Upstate in SC. But boy have pickens been slim. Now that's not to say there aren't a plethora of homes that go to the county auction each month-200/mo on average. But the banks have all of a sudden started holding on to inventory. Some say its to make their portfolios larger so investors on Wall Street will invest in their banks. I'm a believer. But do you even realize the shadow inventory that … (1 comments)

northern greenville: PREAPPROVAL is CRUCIAL!!! - 03/08/10 04:29 AM
Every week I get calls and emails from people out looking for homes who want to see them NOW. And I get showings from agents for their clients. Problem is...not Pre-Approved! What is up with that. You buyers agents should know better and for you clients, there are three key reasons why your pre-approval is so important.

1. A pre-approval is just that, taking your basic info and making sure that your credit is ok to go forward with a purchase. The benchmark of today's lenders is a score of 620. If you're not there, most can offer some kind … (3 comments)

northern greenville: Why is Duel or Designated Agency so Hard for Buyers to Understand - 11/30/08 03:42 AM
Well I guess because the wording of the actual contract is lawyer talk! In South Carolina and here in Greenville, the Buyer Agency agreement is a 4 page jumble of marbles in the mouths of normal folk and even to most agents.
Explaining it is another issue. And even when it's explained and you find yourself in that scenario, it can really spook a buyer. We love to sell our company listings and help our fellow agents, but the buyers think we're steering or leading because we tell them we're in Duel or Designated Agency. Of course we're not! We just happen … (7 comments)

northern greenville: Dave Ramsey Noticed our Team On National Airwaves! - 09/16/08 12:11 PM
Na Na Na Naaa Na! LOL I love being part of a team. Many agents dont' like the idea of sharing the spotlight. But after many years as the Endorsed Local Provider for Dave Ramsey in Greenville, SC for Real Estate (the only ELP in Greenville by the way) we got a huge endorsement over the national airwaves for our team's work for just one of the hundreds of clients we serve.
So what exactly does that mean? Dave Ramsey is a national talkshow host of a financial program which teaches the average joe's like you and I how to handle money … (4 comments)

northern greenville: Tailgaiting, Beer....YES! Football Season's Here! Greenville's Paladins Rock! - 08/20/08 08:11 AM
So what the heck is a Paladin anyway? Wikipedia says a high level official and also a Roman Imperial Guard. Well here they come!! Furman University kicks off it's 2008 season on August 30th!!!!

The purple t-shirts are flying off the rack at Wal-Mart LOL! The beer bellies are waiting in line for the hotdogs and the boys are taking to the field. I love football..everything about it and can't wait for the season! There's a huge rivalry here in Greenville. We dont' have a pro team so we love our college ball. It's always the Clemson Tigers and the … (1 comments)

northern greenville: The 70K Mansion Part 2! - 08/11/08 11:38 AM
I'm tooting the horn loud. After tooling around in the most interesting parts of Greenville I never knew existed we found the 70K mansion my folks were looking for! 64.9K! Under 5 years old a 3/2 forclosure in a decent area. Of course it was the last house!
I do have to share the experience though. One house we visited I'm thinking of picking up as an investment property. Its a 3/2 2 car garage under 10 years old in a very nice neighborhood. It does have some mold and I have no experience with that. But it's all confined to … (6 comments)

northern greenville: When Your Gaydar goes off like an ALARM! - 08/10/08 06:18 AM
This is going to be a along and controversial post and I cannot wait to read your responses. To many of us out there REALTOR or not, there are black and white's in life. There is a bridge you don't know how to cross. With respect to life I'd absolutely agree. With respect to homosexuality and doing our jobs some take great issue or exception. I do not...at all. Here's why.
I love everyone equally. Perhaps it's easier for me personally as I was a professional singer onstage for nearly 15 years. I've worked in theaters across the globe and on  the … (9 comments)

northern greenville: You Know You're a Redneck Realtor When......LOL! - 08/03/08 11:45 AM
For those of you who didn't see this post a while ago it bears repeating. Ok first I preface this with saying I"m from Kentucky. I am NOT a Redneck..I am however a bona fide HILLBILLY and yes there is a difference.  When competing for a local Miss America pageant in college one of the judges asked me the first thing I did when I got home. I answered "Well I am from KY! I take my shoes off of course!" I got 2nd.......
Now I"ve lived all over the world but here in Greenville SC there are some pretty amazing sayings … (16 comments)

northern greenville: The Benefit of a Buyers Specialist in Upstate SC! - 07/30/08 03:43 AM
Conflict of interest. Bottom line! When you're looking for someone to represent you and only you not only in a fiduciary situation, that's what I do for my clients.
Looking out for the folks who are looking in the Blue Ridge foothills, Upstate Greenville and Travelers Rest community is my passion. I get to know my clients. But not just their real estate needs, each client personally. Their family, extended family, (including that crazy lady in the attic LOL), their kids, hobbies, work interests and THEN what is important to them in their home.
Just the other night I was speaking … (1 comments)

northern greenville: The Swamp Rabbit Tram Trail, Greenville SC - 07/28/08 04:46 AM
What the Heck is Swamp Rabbit Trail?
There used to be a railway that ran from Greenville's downtown to the Jones Gap area and it was nick named Swamp Rabbit by the locals, because oddly enough there's a lot of swamps in these mountains.
Recreation, Biking PLUS soon to come, a tram system that connects Northern Greenville to Downtown. So commuter busing on the old railway lines,  plus enjoyable vistas! What more could Travelers Rest and Greenville ask for. Not to mention that it will make our area more accessible to the mountains, shopping and good healthful walking, biking or hiking!
This 9 … (0 comments)

northern greenville: Friends SHAGGING while I'm trying to get pics of the SELLER's HOUSE!! - 07/15/08 09:00 AM
No I'm serious...
I go to this eloquent 5100 sq ft home on 24 acres with a 24 stall horse barn and full riding facilities to take pics for my seller. His "friend" has been staying there for a while while my seller has been updating this home to sell. I tell him I may have a buyer and want to send the buyer some pics of the home, land, pool ect so they can see how beautiful it is.
I knock on the door..the "friend" anwers in just his shorts and tells me that he's informed the seller that today … (5 comments)

northern greenville: YOUR CHANCE TO OWN LAND IN THE BLUE RIDGE FOOTHILLS! - 07/14/08 11:45 PM
Premier 75 acres of mostly level land in it's own valley in Travelers Rest, SC. Just 20 minutes to downtown Greenville, sc close to shopping, schools and nestled in its own valley!! This land is prime for someone wanting a horse farm, to develop for a great subdivision (public water and power available) Creeks, mountains, trees ..an incredible piece of land that needs little clearing to develop. Could situate as many as 125 single family homes on septic (we're all on septic in the Upstate).
An incredible find offered at just 14K per acre (land in Travelers Rest averages between 17K and 22K per acre) … (1 comments)

northern greenville: VENTING ON VISTA!!! - 07/11/08 06:33 AM
AAAAAAAAAAAGGGGGGGGGHHHHHHHH!
So my husband HAS to have this new computer which comes pre-programmed with the latest and greatest MS stuff..namely VISTA. It's not later it's not greater...it SUCKS!
Every thing I think I ever knew how to do on office...gone. Try to market, print labels, send emails with attchments in either Word or Excel. Nope! Nobody gets this stuff! Now I have to go back and get the disc from my office and RE install the old programs just to figure out how to get work done.
Has anyone else had that issue???? Opinions please or am I just a normal … (7 comments)

northern greenville: The Voiceless Crowd. How REALTORS are losing Touch with Real People! - 07/10/08 06:48 AM
I dont' know about you, but I learned today of now 10 new free websites to market myself, my listings..me in general.
As a self proclaimed techno phobe I have only one issue with this. Not only is this technology making us chair sitters with extra tires around our middles, but we're losing our effectiveness in communication.
It's still vastly important to lead generate, not via email or blog, but by picking up the phone and establishing that trust relationship. Thay way when you actually meet face to face, you don't sound boring or inept at your craft.
We have to stay … (0 comments)

northern greenville: Millionaires are made in RECESSIONS ..not Bull Markets! Take the Challenge... - 07/09/08 12:24 PM
Warren Buffett the great millionaire wrote..
" There is part of me that is looking forward to a recession. As a statement that sounds like a horrible thing to wish for. But if it comes, I am prepared. And I am EXCITED about the opportunities it presents. It isn't the end of the world! For an investor it turns out to  be the times when you make your best BUYS!!"
Granted he's talking about stocks. But doesn't this apply to our real estate mindset. Isn't now the BEST time for our buyers to be purchasing. Or even for us to pick … (8 comments)

northern greenville: Come to the Mountains of SC! - 06/13/08 07:46 AM
Ok everyone's talking about down markets...Folks there's no such thing as a down market. It's either a buyers market or a sellers market! Ok so this is a buyers market. So if you're looking to buy, you've picked the ideal time. Prices are comparable to 2004! If Wal-Mart can roll back prices well the real estate market has done the same. Mountain and farm properties are especially rocking right now as land prices drop. This is the time to buy a home in the Upstate of SC. Thousands cheaper than NC just minutes away and incredible views and homes with beaucoups of … (6 comments)
