northern virginia: The Listing Agent Showed Me The Property...Now What? - 02/20/19 09:06 AM
Before you read too far in this post, let me just say that I am writing from Virginia. Each state handles Dual Agency differently. If you are in a state other than Virginia, I am happy to try to help you find the resources to get clarity on your state guidelines.
You are standing in front of a home in a neighborhood that you really like. There is a sign in front of the house with a phone number. You call the number, you set up a showing time and the listing agent shows you the property.  You really (really) like … (0 comments)

northern virginia: Do you need a REALTOR® to buy a New Construction Home?? - 09/17/18 06:46 AM

Are you ready to buy a home and considering going in the route of new construction? It may seem like an easy enough process, where you get to call the shots of how you want your dream home to be, but there is a lot of risk when it comes to new construction if you are going in blindly. It's unfortunately not as trouble free as we'd like to hope, if you don't have the right representative by your side to help with the things that need to be looked out for from a professional's eye. Below, we'll dive into … (2 comments)

northern virginia: 5 Tips for Selling a Detached Home Quickly - 04/26/18 07:46 AM
I recently wrote a post, 5 Tips for Selling a Townhouse Quickly and For The Most $. It was well received, so I thought I would delve into some things that buyers look at a little differently in single family homes.
For the most part, buyers who are purchasing a detached home, are at least 2nd time home owners (there is an exception to every rule, but this is often the norm in Northern Virginia). They are a more well-versed on the expenses associated with owning a home. They are usually more in tune with what their lives are going to look … (0 comments)

northern virginia: How (and Why) To Work With a REALTOR® - 02/19/18 06:28 AM

I think one of the scariest things about buying a new house is deciding how to get started. Should you go it alone, finding the home on line and a mortgage in the cloud? Should you work with the listing agent and the lender that they recommend? Should you interview REALTORS® and pick your own loan officer, or one that they recommend? What is the best way to get the process going?  If you do your research, you will find that the best way to buy or sell a house is to have someone that you trust acting and negotiating … (2 comments)

northern virginia: Don't Judge a House By Its Exterior - 11/29/17 11:18 AM

I love symmetry. There is something about it that makes me feel like all is right.  The picture below shows great symmetry!               Alas, my home is NOT symmetrical. Despite the fact that my home is not as visually appealing to me as it could be, I am glad that I came inside on that fateful day. When I did, I saw that the inside of the house was nearly perfect and exactly what I was looking for. We have all heard,' Don't judge a book by its cover,' and I would suggest that you also look beyond the exterior of a home. Through … (2 comments)

northern virginia: Selling Your Vacant Home in Northern Virginia - 10/14/14 12:24 AM
It is time to sell your property, but you don't live in the home. How do you choose the right Realtor® to help you get the job done?
Over the years, I have carved out a niche for myself assisting Sellers, who do not live in their home, to get their property sold.   There are many reasons why a home could be vacant before going on the market. A seller may have moved to a new or second home, there may have been a death in the family, the family may have intentionally moved out to make showing … (0 comments)

northern virginia: A Brutal Apology to Consumers from the Real Estate Industry - 09/16/14 01:42 AM

This is a great post by Bryan Robertson! Hire an agent who is willing to work for you...and has the experience to know what they are doing.
Dear Home Buyer or Seller,
You've been so patient with the real estate industry and for that, those of us who know what we're doing, are eternally grateful. You've been suffering through poor performance for so long that you now trust a website more than the agent you meet at an open house. We understand, really, that it's hard to put a major financial and legal decision in the hands of someone who … (1 comments)

What should you do if you know of a pot hole in your Northern Virginia neighborhood or on your daily commute?

If you listen to the advice of friends, you are probably waiting to list your Northern Virginia home this Spring. Why might you reconsider that position and think about doing it now? Here are 5 GREAT reasons.   Serious buyers are looking now. Most people are too busy to flirt with the idea of buying home, so you can be sure that the ones who are looking are very serious. northern virginia: 8 Things Buyers Want in their next home - 10/14/13 06:31 AM
It is always an education to tour a listed property with a buyer. A smart seller will be interested in those patterns as they prepare their home for market.   In the Northern Virginia market, what are some trends that Buyers are looking for in a new home?   Hardwood everywhere. This is not new, but it continues to be important. Places where hardwood is popular include the entire main level of a home, the Master Bedroom and the … (2 comments)

northern virginia: The Federal Government Shutdown and the D.C. Area Economy - 10/08/13 03:52 AM
Today is day 8 of the Federal Government shut down.  For many throughout the country, this might be political posturing at its worst, but here in D.C. it is a real threat to our local economy. Please note, I am not discussing the politics of this shut down, but trying to put a real face on it--I think that has been lost in the politics of the whole thing.   Nearly everyone in my community either: Works directly for the Federal Government Work indirectly for the Federal Government in State or Local Government Is in consulting or sales to the Federal Government Provides support … (3 comments)

northern virginia: An Anecdotal View of the Northern Virginia Real Estate Market, 3/2013 - 03/03/13 09:01 PM
I held an open house yesterday in Northern Virginia.   My listing at 7722 Kalormama Road in Annandale, is a 4 level Split, 4 Bedrooms and 2.5 Baths. It went on the market on Friday. It is listed at $449,000.   During the course of the open house, we had 43+ groups through and 8 Realtors with and without clients.  If you were thinking that there is a shortage of inventory in Northern Virginia, I think this would show you that it is true.   Of course, contributing to the interesting market is the Northern Virginia dependence on the Federal Government, … (3 comments)
