reno home inspections: Energy Audits in Reno might be dying off due to the summers heat. - 06/22/12 05:33 AM
Energy Audits in Reno might be dying off due to the summers heat but Energy Auditors like myself know that just because the cold weather is gone for now the chill of winter will return shortly. Home buyers in summer often forget to think about the cost of heating a home in the winter. The sticker shock of a high utility bill can really put a burden on a home buyer especially in older less efficient homes.
Many home buyers fell mislead and taken when they buy an energy hog of a house. These homes are often less comfortable and need more … (0 comments)

reno home inspections: Simple doable tips to save a few $$$ on energy. - 01/10/12 02:22 PM
We have been lucky enough to not have a very cold winter but it is never a bad time to save some energy. Hot water is an area you can save some easy money.
Heating water accounts for 14%-25% of the energy used in a home. The average gas fired tank water heaters found in most homes are about 55-70% efficient and electric ones are around 90%. While being more efficient electricity is more expensive than the fuel.
There are some easy ways to save that the average person can tackle. One well known thing to do is insulate the tank. … (5 comments)

reno home inspections: Are you sure your fire is only in your Wood Stove? - 12/01/11 12:47 PM

About this time last year the cold had rolled in to town, the wind was blowing and snow was about to fall so seeing smoke coming from rooftops was not an unusual sight. I was driving in a part of town where you can see far distances. I noticed one house had a wood stove chimney that was putting out more smoke than the others. It just happened that I had to drive down that street and when I drove up next to the house I noticed something strange. Smoke was not only coming out of the top of the chimney but also … (2 comments)

reno home inspections: It's December and time for some Holiday fire safety. - 12/01/11 11:22 AM
It's December so bring out the holiday spirit but keep it safe.
The Holidays are a joyous time of year and the last thing anyone wants is to have something like a fire ruin their holiday season or worse injure someone.
According to the National Fire Protection Agency in 2004 fire departments responded to 260 fire started by Christmas trees which caused 12 deaths and over 16 million in damages. Almost 50% of these were started by electrical problems and 15% were by candles. Between 03-07 there were around 15,300 home fires from candles losing 170 people and causing $450 million in damages. Fires … (1 comments)

reno home inspections: NVAR, SRPD and Home Inspections. How are they connected? - 10/12/11 04:36 AM
At this weeks meeting at the Reno Sparks Association of Realtors the NVAR Legal Council Teresa McKee discussed the new laws regarding the SRPD. As a home inspector it is always nice to get a copy of the sellers real property disclosure prior to me doing the home inspection. Knowing the disclosed issues before the home inspection allows me to talk to the buyer about their concerns and hopefully provide the information they need to make the best decision. If you have a completed SRPD in hand do you still need a home inspection?  In a document handed out by NVAR … (0 comments)

reno home inspections: Can hiring a Home Inspector give you peace of mind? This article says it will. - 09/17/11 03:32 PM
This is a good article about hiring a home inspector. Here is Reno I have to follow rules set by the real Estate division. But many of us in regulated and non regulated states choose to join a home inspector association. I'm a member of NACHI the largest and most prestigious association in the world. Nick Gromicko, founder of the International Association of Certified Home Inspectors was once a top producing real estate agent and is quoted in this article. A spokes person for the National Association of Realtors is also quoted and shares some good advice. There are some good … (0 comments)

reno home inspections: Time to give a little to help allot. Share this with your office and your clients. - 08/26/11 05:31 PM
The e-mails below were passed on to me like many letters are passed around the internet these days. Many think just passing it on is going to help the people in need, but donations are really what's needed. I'm someone that is selective in what I will back. This is one of those that I will.
So even in this tough economy please make even a small donation. I will offer anyone that books a Home Inspection from now till Oct. 10% off my price that they can put toward these kids. Write you checks to the Builders Association Charity and I will even deliver it. … (2 comments)

reno home inspections: A guide to helping keep kids safe when helping out in the kitchen. - 08/24/11 01:23 PM
Kids are often eager to help. It's a great way for them to learn while still getting done what you need to get done. Cooking is one thing that is good for kids to help with. The problem is that the kitchen and cooking involve dangerous tools and equipment. Always watch children in the kitchen. During a Home Inspection I often inspect for defects but some safety items are checked. Somethings  I check are water temperature, electrical hazards, GFCI outlets, and anti tip brackets for the range. Do your own safety check before letting a child in the kitchen.
A list of kitchen … (3 comments)
