100: Listing The Rome Way Using Two Questions - 07/20/19 10:27 AM

My simple listing appointment.
The work and research is done prior to the appointment.
Lots of questions  are asked including their motivation for selling, description of the house, special features, time frame, where and why they are moving, what they owe, and their financial expectation.

At the appointment, they get to  talk, share their concerns and ask all the questions

In a folder are properties that are active, sold, under contract, coming soon, temporary off the market and big Z info. In that same folder is a listing agreement completely filled out with red check marks for their signatures. This folder stays closed. It may or may … (35 comments)

100: On My Planet.... - 04/09/14 12:02 PM

On my planet, every seller would know their bottom line. They would have a definite figure of what they "would" walk away with.

Bottom Line

Recently had a referral from a friend with a seller who wanted to work with me and asked when I was available to list her home. While we were still on the phone I looked up  the tax records and listing history, found her property  had been on the  market several times with several different agents. There was a lock box, but no showings, no advertising and a low co-op fee.

100: Waiting For The Answer. Are They 100 Percent Sure? - 05/21/13 01:46 PM

Waiting For The Answer.
Are They 100 Percent Sure?
I love to list and I love to list special homes...not just Clone-onials. Today I met a potential seller and am waiting for the answer to this question:
Are You 100% Sure You Want to List With Me ?
Until I get that positive answer, I decided to share one photograph as a teaser. This home is even done in shades of my favorite color.

100: The One That Got Away. - 12/13/11 01:32 PM
The One That Got Away Quite a few years ago my friend and neighbor called asking  my opinion about whether or not to sell her Baltimore home. We visited over coffee and some good conversation. Since she owned her home out right, her only expenses were utilities, taxes and upkeep. She loved her home which was  a rancher..all on one floor and was very happy there. Family members were suggesting it was time to make a move to an apartment. I shared my feelings since she specifically asked. This was not the time to move. She was living well within her … (25 comments)

100: 100% Sure! Another Baltimore HomeRome Listing Sold! - 09/30/11 06:03 PM
100% Sure! Another Baltimore HomeRome Listing Sold!   At the end of May, I went on a listing appointment referred to me by good friends, and a former client's sister.  They have become one of my favorite sellers and today we had final settlement. It has been a pleasure knowing they were  100% sure about working with me.

100: The Hospital is Only as Good as the Doctor Who Treats You! - 05/30/11 06:06 PM
The Hospital is Only as Good as the Doctor Who Treats You! The school is only as good as the teacher your child gets! And the real estate company is only as good as the agent you work with.
When associated with the big real estate company, I asked three questions on a listing appointment...now there are only two questions.
1-Are you 100% sure you want to sell your house?  2-Are you 100% sure you want to use me?
The third question used to be: "Do you have any questions about the company I work for?" Most times there were none … (93 comments)

100: The Seller is 100% Sure...Another HomeRome Listing!! - 04/13/11 05:13 PM
Yesterday, I went on a listing appointment and  posted about  A Delightful Letter Carrier ..Named Jim.  The seller was only 98.5% sure  she wanted to use me. Remember, I ask two questions on a listing appointment. -First question: Are You 100% Sure  you want to sell? -Second question- Are you 100% sure you want to use me?

This home owner would not make decision without sleeping on it. This morning, as promised, a call  was received leaving the following message:
" Hi Margaret Rome...The other 1 and 1/2 percent is all taken care of ..I slept on it...I … (19 comments)

Urgent! Call Me If You Are You Thinking of Selling for the Very First Time in the Baltimore Area!!!

This week, I received a personal call and an email from HGVT! They are looking for first time sellers to highlight. Piece of cake...right? Not really. I took a look at all my listings and not one of them qualify as first time sellers. If married neither could own a home that they sold previously.

Figure there must be a problem - why did it not sell? Was it overpriced, was it in poor condition, was there some other obstacle that could not be seen on “paper?"

100: What's In a Number...Now? - 01/15/07 07:25 AM
I've talked about numbers before, often. We always seem to be counting something in real estate – listings, days we've had a listing, showings, offers, sales, settlements, commissions.
Since joining this amazing group, I've counted ActiveRain's phenomenal growth to more than 8,000 real estate agents:
Active Rain Hits 1000 agents!
Active Rain hits 3000 Real Estate Agents!
7000 + Real Estate Agents on Active Rain
Active Rain is averaging 1000 Real Estate Agents Each Month!
And talked about some very special people # 1 on Active Rain!
Nima gave me Two Thumbs Up to Margaret Rome, I would give Three but I only have Two!
And I wrote … (15 comments)
