With evening temperatures in the fifties, the heat is going on in Baltimore.
When working with buyers, one of my questions.
'Do you have a preference for the type of heat in your new home?'
Some haven't even given it a thought and want to know the different kinds.
Others are adamant about what they want and what they do not want. 
So be careful, showing someone a house with a heat source that is not acceptable. And it can be interesting to find out their reasons.

It has been a wonderfully busy month, as you can see by all the "Too Lates" below. And I will be occupied in September and October with the pending sales!
 
 
 
But this is not the time to sit back and relax...this is the time to replenish the pipeline because, without listings, there is no business, especially if you are a seller's agent!

When working with a buyer, your real estate agent can find out a lot of information before you get into your car. An educated buyer is the best kind of buyer.  Here is an example of the information easily obtained by your agent before driving to the property.
 
-The asking price.
-If the home been previously listed
-Any price changes.
- Rental history.
-Original sales price.
-Assessed value.
-The taxes.
-HOA Fees.
-Mortgage amount.
-The year built.
-Size of land.
-The disclosure information.
-Pet friendly.
-Square footage on each level.
-The photos of the previous listings.

Today's scheduled showing turned into a one-hour open house.
 
Below are the steps for doing a HomeRome Impromptu Open.
 
 
-A scheduled appointment is made.
- Put the open house in the MLS.
-Put up an open house sign.
- Show the house to the scheduled agent.
-Show to anyone else who comes through.
-Lock the house and remove the sign.
-Check the time.
From start to finish-1 1/2 hours unless... there are numerous showings...then I stay till they are finished.

When marketing whether Internet, blogging, social media, print or my live radio show, I believe in transparency.  
When questioned about one of my properties whether, through email, a sign call, a text or a call into ALL ABOUT REAL ESTATE on Sundays, the questions are answered completely.
Same in the MLS, information is given as to whether the condo has an elevator, is pet-friendly, monthly fees and how to easily make an appointment. 
This week in my advertising, there will be no prices...just a little bit of a change.

There are many kinds of buyers and sellers.  A few years ago one of my clients was looking for an impressive, make a statement house. He wanted a property that could be seen by many, visible to the public and he wanted others to point and say "Joe lives in that house.''
