It's a good idea to listen to the agent you hire.
After 30-plus years, I have learned some lessons which may help a buyer or seller:
Your Realtor has access to a variety of lenders. Agents genuinely want you to qualify for a mortgage (or bring cash, if possible). Switching agents won't magically improve your financial situation. You might have to wait if you cannot get qualified after speaking with several mortgage professionals.
 
A Realtor can help decide about your situation, whether buying or selling.

February's Contest, hosted by Carol Williams and Anna Banana, suggests we share our personal and professional lives. And by doing so, see if we have a book or two inside us. A good many members have met me, read my blog, commented, or spoken with me over the past sixteen years. It would be nearly impossible for me to separate personal from professional life.

I have been a listing agent for most of my real estate career. But in today's market, sellers are saying; we will not be listed until we find the right place to move. I need to find their next property to get that listing on the market. That means I am also working as a buyer's agent.   
 
  
They are concerned about the possibility of two moves. They asked me to look at their home to see what ballpark price they could expect. That's when we discussed the client's motivation. Are they ready to sell? Are they prepared to buy?

One of my questions when hiring someone, whether for business or personal: Do you like what you do? And then listen to the answer.
'I love what I do,' said with enthusiasm, is what I want to hear.
I have tried this when working with a flipper, contractor, agent, attorney, etc.  And there are specific questions. If someone does rehabs on properties, I ask them if they would allow their family members to live in the house. Listen to the answer.
