Recently a Realtor® stated that 60 percent of home purchasers have  'buyers remorse' and feel they have not made the right decision. That figure sounds way too high! 
Buyers do feel rushed with the threats of multiple offers and bidding wars.
Buyer's remorse can surface after the offer, before and after the inspection, and before the final settlement. More fall-throughs have happened in the past couple of years.
If a buyer is uncertain and starts making demands, it could signify their remorse. Listen carefully for what they are requesting.

More and more, I am hearing from buyers, and some tell me they are giving up. They have a fear of buying a house. 
One couple visiting my open house said they stopped looking more than six months ago after five rejected offers. They were strongly encouraged to waive inspections and appraisal contingency. They were afraid and not something they would consider.

 When buying a home, there are many questions.
Ask away but be ready to make a decision.
When you are looking to purchase, make sure you want the house. Contracts are legally binding, and this is not the time to be wishy-washy.
When accepting your offer, the seller takes it off the market, starts packing, hires a moving company, and all the myriad things that go into preparing the family.
Have you talked to anyone who has had a house under contract, and there is buyer remorse? It can be devastating.
They have trusted you, your agent, and your legally binding offer.

Buyers are thinking and hopefully saying things like...
'We have to think about it. We want to come back and see it in the evening or in the rain. We would like for our parents to see the house. I would like for my contractor to take a look at the property.' 
In the past, we have all made accommodations for buyers to see a prospective new home on more than one occasion. Purchasing a new residence is a huge decision, not to be taken lightly.

So you have an offer. It's been negotiated, agreed to by all parties, and ratified.

Whoa!  Not so fast.
Getting the property under contract is the first big step, but it's far from sold.
Now the work begins. There are general home inspections, radon, septic, termite, etc. There is still more... title exam, survey,  review of condo and HOA documents. There is loan approval, appraisal, lender requirements, and many others. Each one has a time and date to move forward and sometimes you have to stop!

You can't buy a house with just one visit
or can you?
 
In a very hot market, with multiple offers, buyers may lose out on properties. If the buyer NEEDS to buy right away, they might not have the luxury of multiple visits.
 
A house is a huge purchase for most. There is so much to consider... finances, emotions, input from each occupant, location, commute time, proximity to work, schools, health facilities, shopping etc. Make sure you know what you are doing.
Don't rush it.

It has been a wonderfully busy time in real estate with new listings, showings, multiple contracts and getting things lined up for settlements in the next couple of weeks.
So most of time I tell you how smooth things are going. I share the happy stories of buyers and sellers but occasionally things go wrong.
 
 
 
Here are a few things that delayed or stopped a transaction
 
Roof not completed-10 days of rain. Loan cannot be submitted.  Wind storm damage in new listing. Photography scheduled next week.)

When a buyer or seller wants a release...deal with this as soon as you are aware. 
As  professionals, we need to manage the contingency dates, documents and all the various inspections. We need to stay in close contact with our buyers, sellers, inspectors, co op agent, contractors, appraisers, title company, lender and anyone else involved.
 
As professionals, we need to recognize when the deal is no longer viable, do the right thing for all involved and when necessary be able to say
