It might seem a bit slow at this time in December but there are still buyers and sellers looking at real estate. How do I know? Several calls today, letting me know they are looking for a home and also that they will be putting their property on the market after the New Year! Some need to sell prior to buying. Others need to buy prior to selling.

People are at different stages of buying and selling. And it can be confusing and stressful...just like the picture above.
Timing is everything. Here are a half-dozen examples of buyers and sellers in my market right now.
1- Selling a home and moving to a condo. They know where they want to live and the condo market for 2 and 3 bedrooms is very tight. There is still a mortgage on their home and there is no choice. The house must be sold prior to purchasing. But they are afraid to put the home on the market, have it sell and no place to … (4 comments)
Buyers have gone from looking for a home, to contract, to inspections, to walk through and to final settlement. Sellers have gone from listing, to negotiation, to contract, to home inspections, to appraisal and to final closing. And they have also gone through the stressful process of moving. Lots of steps along the way and it takes many players making it happen.

It is very late, well actually it's very early...almost 2 AM and these first time home buyers submitted an offer at midnight.
I will blame this on AR because John Meussner asked me to help this couple. Our plan... buy a home in the next two days. We made appointments to see four houses this evening. We only saw one, it felt like the right home. Running a bit late, we met the sellers and played with their adorable baby. Instead of keeping the other appointments, we stopped for a quick dinner to discuss writing an offer. Spoke with listing agent who already has an offer but was … (48 comments)
