Only Get Upset When It Can Help

NO  to moving into the house before settlement!
 
There will be times that a buyer or their agent requests an early occupancy. That means they want to occupy the house before settlement. There may be a "tiny " glitch with the Clear-To-Close, and the buyer's lease is up, and they were planning to move into the new house. They are all packed, and their possessions are on the moving truck. 
The request may come in different ways. 
-It's only for the weekend.
-Can we put our furniture in the house?
-There's a delivery scheduled, and we need access.

Some of the sweetest words I've heard in real estate...Clear To Close!
I got that phone call today from the lender. It was not a loan I was worried about but still those are mighty nice words.
It doesn't mean that your house is sold but it is certainly reassuring. The first thing I did was call the buyer to explain what this means. The next call was to the seller, who was in the midst of moving.
I shared those three words 'Clear To Close" and proceeded to explain why this is an important step in the transaction.

In working with a buyer or seller, there are many different personalities and many questions and concerns.
 
 
 
 
 
There is the buyer who wants every assurance they are getting the best deal and getting as much as possible from the seller.
The seller wants a 100% assurance that the contract will make it to the final settlement.
  With a 40 + page contract, most of the questions and concerns are covered. If not.. add an addendum to ensure your point is considered.
 
When my seller signed a recent contract...they asked, "can I get excited now?''  They were asking for a guarantee.

'Clear To Close' Are Meaningful Words!Here are some meaningful words that I like to use.  NEXT,  WIN= What's Important Now?    and  I Don't Do Upset!Today's favorite line is Clear to Close. We had our Final Walk-Through  and settlement scheduled for Wednesday at 2 PM. Last-minute follow-up with lender and title company for updates... these were not the words I wanted to hear, "We are waiting for a "couple more bits of information from the buyer"!  Uh oh.. red flag!  Can we close on time?
