contingency: Under Contract With One Little Contingency - 04/13/19 11:45 AM

We have a property that is under contract but with a simple contingency.
It's not a financing contingency, it's not a home inspection contingency,  it's not a termite contingency, it's not a radon contingency, it's not a condo or HOA contingency, it's not a well/septic contingency,  it's not an environmental contingency, it's not an it's not an appraisal contingency and it's not a sale of another property contingency.
It is contingent on having gas cooking available in the property.  Sounds simple?
Just called BGE, for this contract..and you have your answer. NOT. The utility company told me there is gas available … (22 comments)

contingency: Why People Buy And Sell? - 09/30/18 07:55 AM
People are at different stages of buying and selling.
And it can be confusing and stressful...just like the picture above.

Timing is everything.
Here are a half-dozen examples of buyers and sellers in my market right now.

1-  Selling a home and moving to a condo. They know where they want to live and the condo market for 2 and 3 bedrooms is very tight. There is still a mortgage on their home and there is no choice. The house must be sold prior to purchasing. But they are afraid to put the home on the market, have it sell and no place to … (4 comments)

contingency: Talk To Me About Kick Outs - 06/11/18 08:04 PM

But I have a house to sell before I can buy! So what do I do?
I want to buy! I have to sell ! I need some help!

I have talked about a reverse contingency.

Now we are going to talk about a Kick Out Contingency.

This is also known as a contingent contract with a kick out clause. What does that mean?
The house shows up in the  MLS (multiple listing system) ' CONT/KO'  (Contract /Kick Out).

Contingent clauses

 Kickout Addendum

The house can still be marketed and shown to other buyers and should there be another offer without a contingency, the first buyer is given a … (9 comments)

contingency: A Different Kind Of Contingency - 04/04/16 09:53 PM
I recently read this informative post... Contingent Offer How to Use First Right of Refusal on Contingent Offers By Elizabeth Weintraub  This explains a contingency and what we in Maryland call a "Kick Out"
This is the kind of contingency that is most often used when a buyer wants to buy but they need to sell their home first.

Recently met with a delightful couple at one of my impromptu open houses. These people seemed to love the property and wanted to make an offer...but their  current house was not the market. They invited me to view their present home to do an evaluation. After … (10 comments)

contingency: We Will List When We Find The Right Place To Move - 01/01/13 10:03 AM
nShare             We'll List When We Find The Right Place To Move   This past weekend I showed a condominium to a potential buyer. During the showing the question came up about selling their present house.

They were very concerned about the possibility of two moves. An illness made this more than inconvenient. I was asked to take a look at their home to see what ball park price they could expect.  That's when I discussed the idea of a  Reverse Contingency. It is important to know a client's motivation. Are they ready to sell? Are … (34 comments)
