When you couple the sale with other factors such as an out of state move, an illness, a death, a divorce, a foreclosure or any other life altering situation... there is going to be anxiety.
When first working with sellers, I do some counseling, warning them that when they become upset to remember to ...take a deep breath, take a few steps backwards and say "this must be the stress Margaret Rome warned us about."
You have to be prepared for the worst and hope for the best..it can't be the other way around. When taking a listing, sellers need to be prepared for the various stages of the transaction. The house has to be assessed for repairs, upgrades and unnecessary items removed. It has to be ready for showing. Counseling needs to be done at this time regarding the stress of the move. Many years ago I was privileged to hear a speaker who made an impact on me. Ann Kaiser Sterns is the author of numerous books, including Coming Back: Rebuilding Lives after Crisis and Loss, published in 1989. She worked with a large group of people who had been through tragedies ranging from death, divorce, and illness, to many other life time events. Each one went through their horrible event, grieved, mourned, and experienced all the other emotions of a devastating situation.
