Love using those "Too Late" signs. When preparing print media advertising I just write changes on the ad copy. For me this was a simple way to keep track. The changes could include a price adjustment, rewording, change in banner heading, removing, adding or changing a property location. I would also write 'Sold' or "Too Late" or "Coming Soon" with a black marker.
On listing appointments I would have a few back issues to show my marketing plan. In front of the potential clients, I took out a pen and wrote directly on the ad Too Late, Sold or would even draw an X on a released or (49 comments)
When someone wants to look at properties but they still have a home to sell, we have a discussion that goes something like this. What happens if you fall in love with a property? Can you move forward without the proceeds from your current home?
What if I sell and have no place to move? You can feel their fear.
Some clients want to see every property even though they have not considered putting their home on the market.
A reverse contingency may be a a consideration. When separate moves are just not possible. My advice is to list the property, contingent on finding a home of choice.

My passion is unusual and unique homes. They are harder to sell and stay on the market longer than the typical cookie cutter homes. Unique homes require unique marketing to attract unique buyers looking for these gems.
Marketing and patience is needed to find that one buyer who is going to love your home? Can you handle hearing comments like "what's wrong with the house" or "do you think it will appraise" ? Owning and loving these special homes takes an owner's patience both emotional and financial when it is time to sell.

There are many reasons given why a buyer will not buy a particular property and they are not always about financing. Here is just a short list.
When you ask a buyer if they can see themselves in a house, you may get one of these responses.
We won't buy this house because
Absolutely no to a swimming pool! Must have a swimming pool. No HOA..Home Owners Association. Only show me end of group units. It has to have a first floor master bedroom Laundry upstairs on bedroom level. It has to be a detached garage. It has to have a side loading garage. It has to be in 'THE BEST' school (15 comments)
The condo restricts pets and they have a dog and a cat. No, you can't sneak them in. The prospective buyer is 93 years old and the unit listed is on the top floor. There are no elevators. A condo with no balcony - not a good match for someone with claustrophobia. A penthouse unit - a bad idea for someone afraid of heights. The buyer is a wheel chair user. (12 comments)
