Listening to various buyers, I started listing what they said was important when buying a Baltimore home. These things come after selecting the right location, condition, style and of course price range.
Here are a few, and they are in no particular order.
Kitchen: open floor plan, white cabinets; double ovens; center island; gas cooking, stone or quartz counters; a single large sink; and a walk-in pantry.
Parking: two-car garage, carport, but, at the minimum, definitely off-street parking.
Butler's pantry for those who like to entertain.
Main-level primary suite and laundry on bedroom level.

First-floor bedrooms are the most requested feature in homes. Whether for aging in place, accessibility, in-law suite, adult privacy, or just plain ole convenience. I receive more calls, texts, emails, and radio inquiries asking for main-level living primary suites than any other feature.
And for so many reasons. And not just for the aging population. Think of a new mom, a sports injury, or a guest suite, and that room does not have to be a designated bedroom, but the versatility makes many a home desirable when this feature is needed.

Ranchers of all sizes are needed.
Buyers in the Baltimore area are looking for Ranchers, Single Level Living, and size does not matter. Do you have a sizable rancher? Do you have a small rancher? Do you have any size home with the primary bedroom and laundry on the main level?

It may be time to move, but where?
There is a shortage of condos in Baltimore with first-floor bedrooms, laundry, and garages. And we don't have any of the new planned 55 plus communities. For this type of living, owners are moving to other states.
Many are looking for a more manageable lifestyle when they give up their family home. They are not necessarily looking for a smaller home, but they are looking for the "right" house.
