How do you want your home shown? 
Just because there is a lockbox on the front door, there should be security measures in place.
A lockbox makes it easier for a buyer's agent to see the property almost anytime. And buyer's agents do love this convenience. And many times, this works out okay.
 
 
How and when a house is shown should be discussed at the time of the listing. 
All of the following are true.
-The more accessible the house is to show, the easier it is to sell.
-Always make your house ready at a moment's notice.
-They can't buy it if they can't see it.

On yesterday's radio show, a long-time listener, Victor, called in. He wanted to share this cute story.
Without a chimney, how does Santa get into the house? This question was asked by a distressed little five-year-old. He was so concerned that there would be no presents because his house did not have a fireplace.
 
 
Quick thinking parents responded: Santa has a special key for all homes, condos, and apartments that don't have direct chimney access. And that appeased the little boy.

In making an appointment today for one of my repeat clients, I got this message from our MLS system.
Appointment confirmed lock box code is #0000. (not the real combination.) Same when calling for another  appointment, the receptionist gives the same information. 
Again in a real estate office for a settlement, I heard the front desk person say loud enough for me to hear in the next room.." That's a Go and Show" and gives the address and combo lockbox code. To me this is no safer than placing a key under the mat.

Arriving to show a home (I do occasionally have a buyer) we found the lockbox and the door open. Ringing the bell...there was someone showing the property.
 
 
 
I alerted the other agent that we would wait outside until the buyers were finished. No problem that gave me some extra time to talk with my client and check out the exterior. 
When the other agent completed the showing,  the key was  handed to me, saying:
"I left it open to make it easier for you."
She was just being nice!

When I realize my SentriCard is missing, I call support system and they told me about SentriSmart.
Late picking up my buyers, I download the app but did not have time to test it.
Luckily my buyer brought her college daughter so I  handed her my iPad and said figure this out.
 
To kill a little time at the first home, we sent Mom to check out the lawn to see if it would accommodate a pool.
 
Within minutes the lockbox was opened with the iPad.
Yeah!
Success!

A Sentricard is the device that allows an agent to open their  LOCKBOX.
 
Recently saw a Sentricard with the agent's photo, license number and NRDS # on the card.  Thinking how convenient...I logged into the site but found no directions on how to upload my photo.
A quick call to Support at 1 -877-736-8745 and I was able to speak with Candace Thomas-Church.

One of the most important things I do in my business is  make my own appointments.     Not a coordinator, not a Centralized Showings and not an assistant. This is the service I give to my clients. Sure if it is a vacant property a Lockbox with  'show anytime' is fine for many. If I have taken the responsibility to list the property, I will take the responsibility for getting agents and buyers into the property.

Had an agent email me at 1:00 AM wanting to show one of my listings at 10AM, this same day!
When I checked the email...it was still  too early to call the seller. Before 8:00 am the agent calls, asking for the 10:00 AM showing. 
I was able to reach the seller but could not arrange the showing until 12noon. That was not acceptable to this agent. "I have lot of  showings."

Yesterday I went out with "Future Sellers". Most of you call these clients buyers. Being a listing agent, there is no way I would encourage a buyer to purchase a property that I would not be proud to list in the future. Hence...I only work with future sellers.
I had appointments set up pretty quickly with our Centralized Showing Service. All of them scheduled between 1-3 PM. The second property, I used my Sentri card to obtain the key from the lockbox, opened the door and the husband went in first. He came back coughing and gagging. This has been a very busy week with listing appointments, contracts  and getting ready for the  Garden Party . On Monday, it was time to update my lockbock when I realized  my Sentri card was missing.  My email alerts me the day before expiration.
Instead of spending valuable  time looking, I called Sentri and was told to contact my board. Here in Maryland we use SentriLock a good product, safe, easy to use and keeps records of all who use the lockbox. This is such a convenient feature to find out who kept their appointment and any return showings. It also is a good record to show our sellers the different agencies who have accessed their home.
