make me an offer: We Appreciate The Offer... - 12/11/23 06:10 PM

How many times has a buyer asked if it is negotiable? In reality, isn't everything in life negotiable?
A few low offers have successfully made it to closing.  A lowball offer should not be considered an insult, and the seller should not feel offended.
If someone takes the time to write an offer, provide financial proof, choose a lender, select a title company, produce earnest money, decide on various dates, including closing and inspection, and sign forty-plus pages, that is not an insult.

That is an offer!

Explain to the seller the people who saw your house and did not make an offer were insulting.

make me an offer: It Might Be Negotiable - 01/25/23 06:06 AM
Is it negotiable?
This is almost always the second question after asking for the price.
Hmm...Isn't everything in life negotiable?
Many low offers have made it through to closing.
You cannot insult me with a lowball offer, and I should not allow the seller to be insulted.
The people who visited your home showed your home and made NO offer...were the insulting ones.
When someone takes time to write, submit, provide financial proof, chooses a lender, a title company, produces earnest money, decides on various dates, closing, inspections, etc., and...signs forty pages, that is not an insult..that is an offer!

make me an offer: This Is Not An Insult - 11/27/20 03:34 PM

An Offer Is Not An Insult
As a listing agent, I encourage offers and don't worry about "insulting" the seller or me?

Low offers are rejected, but many more have been negotiated and gone to settlement.

No seller wants to 'give their house away.'
But they do want to sell!

Does the seller have to accept a "too low" offer?
Of course not... but it might start negotiations.

A contract should not be viewed as an insult.  It demonstrates … (22 comments)

After showing one of my listings, the buyer's agent asked what the seller would take.
My answer...'I could probably get them to take  the list price.'

They answer back... 'but we don't want to insult you with an offer.'

You cannot insult me and I will not allow the seller to be insulted.
It takes an agent time to prepare and present a 40 plus page offer signed by the  buyer, get them qualified, write an earnest money deposit, figure out dates for settlement, loan commitment, home inspections, title company etc.
Personally this is not an insult no matter what the price or terms.
That agent has done their job, presenting what the buyer has … (19 comments)

make me an offer: Strength of relationships! - 08/25/06 09:48 AM
I did a short blog on August 22 about being quoted in the Wall Street Journal! The online article was "Make Me an Offer: Buying Unlisted Homes", and the reporter, Bob Hagarty, wrote about creative ways we use to find homes for buyers. This is an example of the strength of relationships in this wonderful business.  My good friend and fellow CyberStarTM in Berkeley, California, Ira Serkes made the connection. Hagerty heard Ira's presentation at the Inman Real Estate Convention back in January. When he called Ira for this article, Ira gave Hagerty my name as another source. And the result was the both of … (2 comments)
