making appointments: Making an Appointment

Today one my former clients had some free time and wanted to see a house. So I pulled the listing up in MLS and read this I clicked the link, put the requested time of 12 noon and within seconds received the following text confirmation. 10:46AM
I called the buyer and told her we were meeting at 11:30 and off I went.
Then there was another text. It came in at 10:47 AM (only a minute later). It read: CANCELED BY : Owner. No showings on this day Mon, 10/24 12:00PM-12:15
It was easy to make the appointment. It was easy to receive the cancellation. But in the end...we (8 comments)
As a listing agent who makes all of my own appointments it is not that hard to get feedback. I usually have a bit of rapport with the showing agent, giving details how to gain access, pointing out a hidden feature etc. When I do call for feedback.. I ask, 'Did you get in OK? Do you or the buyer have any questions?' If there is interest, it will expressed. I can then touch base with the seller letting them know the house was shown, at what (27 comments)

Most listings are lost not because the house is not sold – it is because the seller is not kept updated. Think about any stressed sellers you might have. When did you call them last? When did you update them? Do they know if you are doing anything? Save those listings! Just pick up the phone! I took a listing a few weeks ago for a home that has been on the market for many, many months – almost a year. They were referred by one of my recent sellers. I don't need another listing, but these sellers were not at all pleased (32 comments)
