Inventory is low, a shortage of homes on the market, and many more buyers are vying for the same properties. Agents are reporting multiple showings at all times of the day and night. They allow appointments to be set up by Showing Time, a great service if used correctly. This is where good real estate can make a difference. As a listing agent, I know who sees my properties, not a flood of showings using a lockbox from early morning until after dark. Over 7 years ago, I took over ALL ABOUT REAL ESTATE, my live weekly radio show. It started many many years before when my friend Terry Stafford was hosting. I used to listen, call in sometimes and was an occasional guest. Over the years, I offered to host the show if Terry wanted or needed a Sunday off. It took Terry about an hour to get to the show; it takes me about 10 minutes. I made her a deal to keep Sundays 12-1 open if she wanted to play hookey at the last minute. Yesterday you could find me at the GBBR Fair at Martin's West. It is always fun meeting a lot of agents, lenders, home inspectors, brokers, vendors, and professional friends made over many years. I also was able to enjoy the trade show and snack on the bounty of delicious foods over the day. And the bonus was getting in the three classes checked above! A few weeks ago we had a roof replacement so we could get to a settlement at 650 Military Ave. in Pikesville. The video below shows the process before during and after installation. You can see the condition of the roof before. You can watch the removal of the old roof and the loading of the materials using a shingle pallet. They figured around 63,000 nails were removed! You can see a dozen contractors working in unison. You can see the completion of the new roof and skylights. It was exciting to be a part of this transaction. Take a look at this

Yesterday I posted a question on our Q&A site. It was a question from one of my clients whose home I sold five years ago. She is now ready to sell her current home and is asking... How long to keep documents from that previous sale? Checking the responses.. there was a ton of answers from over 4o members. The responses are ranging from specific amounts of time 3-10 years, to forever, to if in doubt throw them out, to do not keep them longer than necessary. There is a contest this month hosted by Ron and Alexandra and here are the rules. 'Name three brands outside of the real estate realm that you trust.
