Inventory is low, a shortage of homes on the market, and many more buyers are vying for the same properties.
Agents are reporting multiple showings at all times of the day and night. They allow appointments to be set up by Showing Time, a great service if used correctly.
This is where good real estate can make a difference. As a listing agent, I know who sees my properties, not a flood of showings using a lockbox from early morning until after dark.

It's not unusual to hear this statement, 'Let Me Know If You Get An Offer.' 
 
 
Do I need to stay in touch with you to see if you are ready to write on one of my properties?
My suggestion, let me know you are prepared to write, and I will let you know if there are other offers. I refuse to take the blame when your buyer loses out on the perfect house because they did not move quickly or decided to wait, or their REALTOR® did not follow up with the listing agent.

New listings, multiple showings, and promises of offers are not for an amateur. 
 Sizing up seven showings,
Sizing up the agent,  sizing up the buyer, and sizing up the motivation of both is crucial. There are some smooth talkers. Are you listening? Who has requested disclosures? Who has verbally "convinced" you of an imminent forthcoming offer. How you handle the
"Do you already have offers."
"When are you presenting contracts." 
"We'll have our offer in before 10 pm."
"My buyers love the house already lost another" 
"Our terms will be cash, non-contingent, with $200K EMD, and flexible dates for the seller to vacate.''

It's been on the market for six months, and you write an offer for a buyer pretty sure there is negotiating room because of the days on the market.
The listing agent responds with we have another offer. And your buyer says, "yeah, right, do you believe them?"
How do you respond?
I've been in that situation with my unusual listings on more than a few occasions. A home on the market "a little longer than forever," and then, all of a sudden, there are multiple buyers.

You can't buy a house with just one visit
or can you?
 
In a very hot market, with multiple offers, buyers may lose out on properties. If the buyer NEEDS to buy right away, they might not have the luxury of multiple visits.
 
A house is a huge purchase for most. There is so much to consider... finances, emotions, input from each occupant, location, commute time, proximity to work, schools, health facilities, shopping etc. Make sure you know what you are doing.
Don't rush it.
