Former Realtors® and other real estate professionals, no longer in the business, have been wonderful referral sources.
These are agents who were in my former office, agents who have been part of a transaction, agents I've met in a class, agents who have moved out of town and agents that have come to me for advice and mentoring over the years.
These people know about the business and  they have watched how other agents handle situations and challenges.

Referrals from other agents and past clients do not come by asking why I'm not getting referrals.
They do not come by asking why do others receive referrals.
They  do not come from the absence of blogging.
They do not come if members do not know you.
They do not come from demanding proof that blogging works.
They are not going to come from paying for hundreds of referrals.
 
Referrals come from giving and sharing and working hard.

Just received a delightful phone call from John Meussner
That's a tiny bit unusual because it is usually yours truly making calls to ActiveRain members.
John told me about a contact from 3 years ago, who is now moving to Baltimore with his wife. From all of our blogging, John and I knew each other and he wanted this young couple  to be sure they had a contact in Maryland.

On my radio show today Tom called in to thank me for giving him a name of a termite contractor. That name I gave him was over a year ago.
 
 
His neighbor was in dire need of an exterminator and he remembered my recommendation. Not only did my friend and contractor go out and help his neighbor eradicate some large critters that had invaded her home but he went back the following day to check on the customer to make sure she was OK and to again make sure these rodents were gone.
He even re-baited the traps and reassured her.

 This post was inspired by yet another telemarketing call promising me hundreds of referrals.
I would much rather earn my referrals rather than pay for them.
 
Don't get me wrong, I would be happy to help you, your family or your favorite client here in the Baltimore area but I am not looking for your referrals.
 
 
 Buyers and sellers come from my blogging, from my networking,  from my print media, from my past clients,  from my friends & friends of my friends  and from my radio show.  My goal is to keep my own pipeline full.

Our electronic devices are very helpful in running our business, staying connected, receiving information  and communicating. We use our computers, iPads, iPhones, blogging platforms, MLS, GPS, scanners, etc..  to run our real estate careers.
Our tech tools make our lives more efficient but the real sales tool is not the latest and greatest gadget!

Referrals...Thanks Bob for the reminder   This morning I received a call from an Arizona area code. It was an agent who has a referral for me in Maryland. It is a very unique property and one that would fit my style of marketing. I am waiting for the referral paperwork.

The room at the Suburban Club was filled with judges, lawyers, family, and friends to celebrate the 80th birthday of Richard T. Rombro, retired judge of the Circuit Court for Baltimore City. Many people know him for his asbestos cases but not many know him as the loving family man, husband, father, brother, grandfather and good friend that he is. There have been tributes in the past to the professional life of this former state legislator and retired judge, but Sunday's tribute was to the other Richard, the family man and friend.

The other day I was talking with a older person whose family was trying to get her to move. I found myself saying emphatically: "Don't do anything you don't want to. But DO everything that you want to." And when I was done, it felt good and right.
