The above were the directions in the Multiple Listing System. If you read it a couple of times you can figure out when the listing can be shown. A simpler way to give the showing time would be

When selling a home...please make sure your showing instructions are easy to follow and not like this one.
As a listing broker I have been told that I should not make my own appointments that I should not show my own properties. When I take a listing I also take on the responsibility of that listing. By limiting the number of listings I take, I am able to give this kind of service. I continue to make my own appointments, I do show my own listings and I do keep my sellers informed.
If my property has a lockbox it's still my responsibility to make sure the house is secured after any showings.
Occasionally there is a hat change when I have sold one of my listings and need to find them a new home. Today I am a buyer's agent lining up properties and making appointments.
Some appointments are made directly with the agent, some with the owner, some are on a lockbox, some can be shown 24/7 also known as a 'go and show', some have combo locks on the house, some you call (15 comments)
