An excellent way to celebrate the end of the month, a very smooth closing and very happy first time home buyers!  
We met the seller at the settlement and heard about her 59 years in this home.  Six children were born in this house, and at the time, it only had one bathroom!
Over the years there were so many upgrades from the extra bathrooms, to the additional room on the first floor, to adding central air, making a beautiful fenced yard filled with flowers and a two-car parking pad.

The sellers were ready, the house immaculate.., the buyers were ready, wired funds were received and the Settlement was to start at 11:30 am.

A call from the title attorney at 7:30 AM with a heads up. “ The electricity is out in our building and it “should” be back on in a couple of hours.”
Those of us in the business know the end of any month is a busy time and close to the end of the year even more so.

In Maryland, final settlement is defined as the time when the buyer gets the keys to the property and the seller gets the proceeds.
Pretty simple.
Back in June, we were involved with
a wonderful transaction..great buyers, great seller,
great inspector, and even great Realtors® including yours truly.
I've kept in touch with the seller and with the buyer's agent. 
Yesterday there was a text from the other agent about a concern with the property. They were just asking for an older repair receipt.
Remember it has been six months since we went to final settlement and we all know the definition of final.

Rain slowed it up but did not stop us!
It was another smooth settlement but not one without a few bumps or should I say puddles.
I really loved working with this buyer. He always responded, followed through with any and all requests and was more than patient when the planned settlement date had to be moved forward an extra two weeks. 
Buying a home can and is stressful but couple that with a full-time job and an illness in the family and you have the perfect climate for major stress.

The other happy day was when Sergio and Lisa placed the Too Late sign.
We SOLD and Settled  this charming, affordable, versatile 5 bedroom, 3 full bath single family home next to Catonsville in Baltimore City.
The seller did an outstanding job...restoring this 93 year old Sear's Roebuck home making it perfect for the new buyers!

It was a long transaction and one met with many challenges... but the closing, this past Thursday, was smooth as glass.
I had a wonderful buyer, Arlene, and  worked with a very professional Realtor®, Mary Jane McGill, who I have known since the beginning of my real estate career.

The Smile Of A First Time Buyer
The smile of a first time buyer is wonderful. Even though I am a listing agent, once in awhile I take on a special buyer and this week a special buyer went to settlement.
We saw many homes before we found the right one.
Above the buyer is smiling, Margaret Rome is smiling and Jeff Margolies is smiling!
And below Bridget McGee is always smiling.
We found the perfect home, we found the perfect lender ( Mortgage Mama) and we  had a very smooth settlement with Jeffrey Margolies, Esq with RESE.

I Love A Smooth Settlement...Even if the Transaction Has some Bumps.
There are times when there are challenges during the buying and selling transaction. When there is a buyer who needs to purchase, a seller who needs to sell and two professional REALTORS who work together to get the deal closed, the result is a smooth settlement. There are others that need to be working just as hard like the buyers, the sellers, the lender and the title company. This is what a smooth settlement looks like.
