My favorite condo building, The Risteau, in Baltimore County had a smooth settlement today. Not only is this my favorite building but Unit 105 is my favorite condo unit.
I sold it to these special buyers, now friends, 21 years ago. Today the right buyers have taken possession, received the keys and promised to fill this special home with love. They have even promised their grandson

Such a pretty weekend in Baltimore. It is February and the temperature actually reached 70 degrees both days.
So lucky to have out of town company and was able to enjoy a lovely lunch at the The Valley Inn on Falls Road. This restaurant is minutes from my condo listings at The Risteau.
Beautiful service, lovely presentation and delicious food.
Below is a plate of oysters on the half shell, lobster risotto and just a perfect hamburger served with fries and onions.
Afterwards, I was able to meet a couple of buyers to show this gorgeous full service condo.

Think condo sharing.
Think of roommates but think of purchasing and not renting.
Think all ages.
We have many classic clients living alone. They are able to take care of themselves but may be lonely.
Think about purchasing together.
It could be roommates that are contemporaries...it could also be with differences in age. Think of the younger person who may be in college or the professional starting out who may not be able to afford a mortgage alone. Buying a condo together may be a solution.

My seller was listening to my radio show this past Sunday when we discussed concerns about condominium fees.
My creative seller suggested we let a potential buyer know that with a full price offer the condo fees would be paid, by the seller, in advance for the first year!
I have just made this part of the MLS remarks
First year condo fee paid by seller.
My suggestion would be each month the new buyer put aside monthly fees so the following year's fees would be available.
