Will the listing agent show my house? You have a rapport with the listing agent. They know the ins and outs and the quirks of your home. You chose them for a reason. But 99% of the time, they are not the ones who will be showing your house. When making an appointment, usually electronically, the agent will have access to a lockbox or combination lock, or you, the seller, will be home to let them in. After all, it is time-consuming, and agents are too busy to show their listings. When I take a listing, I will be the one showing it. (10 comments)

Dealing with unusual and unique homes, I find that one person's perceived obstacle may be another's reason to purchase. When touring a home to list, I am aware of things that could be negative for a buyer. I ask the present owner what they like and what they don't like about their house. And when working with buyers and touring potential properties, I will ask the same questions. What is your favorite feature, and what don't you like? You can learn a great deal about the buyer's intent with the question.

I recently wrote a post about DOM (short for days on the market) and received this comment from Brian England: "The smaller the audience is for a certain property, the more likely it is to spend more time on the market." And this is certainly true of the unique and unusual properties. There is a smaller buyer pool for these homes, and we have to dig deeper to match up the right buyer. These listings take a lot more time to find the right buyer from that limited buyer pool. I have always enjoyed the challenge and when describing these houses, (13 comments)
