real estate: What should Buyers Look for When Touring Homes? - 06/20/19 07:37 AM
What should buyers look for when touring homes? All the things you can't quite "see" but may be lurking behind that coat of shiny paint, or the new counter.  When sellers have followed my advice in prepping the house for sale, it will be super clean, often have fresh paint and will have most of the small fixes done.  You know the ones that you stop seeing when you walk by them hundreds of times.  Maybe it's the light switch cover plate that cracked when  you drove the screw in too far?
Look past the layout and the updated kitchen to things like doors … (0 comments)

real estate: What's the Point of Yard Signs Today? - 02/20/19 08:02 AM
I suppose it's possible that they still serve a purpose in terms of getting a house sold, but in many cases, the primary purpose seems to be advertising the agent listing the house instead of advertising the house.  Why does it feel this way to me?  When the sign has a picture of the agent that is the most prominent element, what other conclusions would you be led to?
From my perspective, there are two primary purposes of putting a sign in the yard of a house for sale:
First of all, it makes the house easier to find when one is … (0 comments)

real estate: Does the 2018 Tax Reform Affect Buyers or Sellers in Tehachapi? - 01/12/18 11:19 AM
What's the 2018 Tax Law Mean for Real Estate in Tehachapi?NAR (National Association of REALTORS®) is projecting a 1-3% growth in home values in 2018 but says that in areas with higher housing costs there could actually be a decline in value.  Why is that?
The new tax law limits the state (and local) income tax and property tax deductions to $10,000 total.  That will definitely have a big impact in higher property value areas.  For example, a property valued at about $800,000 could expect to pay about $10,000 in property taxes leaving no "room" for a state and local income tax deduction.

real estate: Best Way to Choose a Real Estate Agent? - 10/15/17 10:58 AM
What's the Best Way to Choose Your Real Estate Agent?
Choosing the best real estate agent to help you in the purchase or sale of your home can be a daunting task.  Most agents are spending thousands of dollars advertising to attract your attention.  In many cases, all that gets for you is someone that needs to churn out as many transactions as possible in order to cover the cost of all that advertising.
So what about online reviews on an agent's website, Yelp, Google or other similar platforms?  That can be a good choice, but think about how useful, or not, those … (1 comments)

real estate: Is Your House Show Ready? - 10/06/17 04:40 PM
You've done the initial decluttering and you've touched up the paint, repaired the obvious deferred maintenance and your house is on the market and ready for showings.  That's an exciting feeling because now you know all your hard work will pay off!  You believe that now agents will want to schedule showings for their clients and multiple offers will be yours to sort through.
Before we get quite there, let's review best practices to be ready for a showing.  First and foremost, you really need to keep the house sparkling clean and always ready.  If you work away from home, then you … (2 comments)

real estate: Is Your House "Showing Ready?" - 10/05/17 07:33 AM
What Does "Showing Ready" Really Mean?
I have already written about starting the decluttering process in order to get your home ready to sell.  Once you've gotten rid of the stuff you didn't want to move, it's time to take a super critical look at what deferred maintenance or other conditions detract from your home showing at its best.
Let's start with the easy things, also known as the Elephant Approach.  You've all heard the quote, "How do you eat an elephant?  One bite at a time!" That's the same way you get your house showing ready.  One step at a time!

real estate: What To Do First When It Is Time To Sell Your Home? - 07/02/17 11:51 AM
Are you getting ready to sell your home?  If you have lived in the same place for a long time the task may seem even more daunting but take heart it can be comparatively stress free with a few simple steps.
Most of us have boxes of "stuff" that we have put away somewhere to "deal with later."  If this sounds familiar to you, I can relate!  In fact, I have a bunch of those boxes myself and a whole lot of "stuff" that really no longer has a place in my life.  Because I'm getting ready to sell my own home … (3 comments)

real estate: What's the First Thing You Want to Know as a Home Buyer? - 11/01/16 02:08 AM
I'm curious, what's the first question that comes to your mind when you think about buying a home?
For many folks the answer to that question is, "How do I find someone that can answer all my questions and guide me through the process?"  That's especially true for first-time buyers, but even those on their second, third or more purchases will have questions because no transaction is the same.
When most folks think about getting help with their home purchase they think about seeing a real estate agent.  Generally that's a great idea, but the difficulty that arises next is how do you find … (1 comments)

real estate: How Common are Low Down Payment Loans? - 09/27/16 02:07 AM
Thinking about down payment and closing costs assistance is a touchy subject with some sellers and a source of confusion for many buyers.  Let's look at the realities in today's new world.
The short answer is that both low or no down payment loans and seller paid closing cost assistance are not only common but are often considered the norm in our current real estate climate in Kern County.
As a real estate consultant I sometimes hear an objection from a seller when they are presented a purchase agreement that asks for their assistance in paying the buyers' closing costs.  Often what I hear is, "if … (1 comments)
