diane plant forest hill real estate: Millenials turn to Mom & Dad For Help in Home Buying-Diane Plant - 06/14/16 04:37 AM
Young Canadians are increasingly receiving help from their parents in order to become first-time buyers in Vancouver and Toronto.
A study by lender HomEquity Bank shows that parents are keen to find out about reverse mortgages to release equity in order to give their kids a downpayment.
"Ten years ago, this topic rarely came up as most seniors were more concerned with remaining self-sufficient. And, first-time homebuyers were purchasing houses on their own. That's changed. Up to 30 per cent of my clients aged 60+ now want to discuss to what degree they can help their adult children financially," explains Rona Birenbaum, … (0 comments)

diane plant forest hill real estate: Toronto Breaks All Sales Records Month of April 2016-Diane Plant - 05/04/16 11:57 PM
Toronto just broke a record in April.
There were a reported 12,085 home sales in Toronto last month, according to the Toronto real estate board, who argues that figure could have been even higher had there been more supply.

“While April’s sales result represented a new record for sales, that number could have been even higher if we had benefitted from more supply,” Toronto Real Estate Board President Mark McLean said. “In the City of Toronto in particular, some households have chosen not to list their home for sale because of the second substantial Land Transfer Tax and associated administration fee.
“The lack of available … (2 comments)

diane plant forest hill real estate: Toronto Homes Sales Mid Month of December-Diane Plant, Broker - 12/22/15 07:19 AM
December 18, 2015 – Toronto Real Estate Board Members reported 2,760 sales through TREB’s MLS® System during the first 14 days of December 2015 – up 11.9 per cent compared to the first two weeks of December 2014. Growth in new listings over the same period was also very strong. In fact, with an annual growth rate of more than 15 per cent, growth in new listings outstripped growth in sales, which has been a rare occurrence this year.

diane plant forest hill real estate: Court decision expands risks of disclosure with seller -Diane Plant - 11/12/15 09:27 PM
Court decision expands risks of disclosure with seller property information statement | REM | Real Estate Magazine
The Ontario Superior Court has once again underscored how completing a seller property information statement (SPIS) can be a risky move for vendors.
When it comes to the purchase and sale of real estate the starting point for any analysis is “buyer beware”. For those looking to impress at cocktail parties, the specific expression is “caveat emptor, quit ignorare non debuit quod jus alienum emit,” which translates into “let the purchaser, who is not to be ignorant of the amount and nature of the … (0 comments)

diane plant forest hill real estate: Toronto Home Sales Up Again In August-Diane Plant, Broker - 09/04/15 02:42 AM
Greater Toronto Area REALTORS® reported 7,998 residential transactions through the TREB MLS® System in August 2015. This result represented a 5.7 % increase compared to 7,568 sales reported in August 2014. On a GTA-wide basis, sales were up for all major home types.
The annual growth rate in new listings was greater than the annual growth rate in sales, but active listings at the end of August were still down compared to last year. This suggests that sellers’ market conditions remained in place, especially where low-rise home types like singles, semis and townhouses were concerned.
“Buyers in the GTA remain confident in their … (3 comments)

Carbon Monoxide Detectors are Now Mandatory in all Ontario Homes
October 16, 2014 -- As of October 15, 2014, carbon monoxide detectors are now mandatory in all Ontario homes.

Carbon monoxide (CO) is a highly poisonous, odorless gas which is produced as a byproduct of combustion when common fuel-burning appliances and equipment that use natural gas, oil, wood, propane and kerosene don’t get enough air to burn up completely. According to the Technical Standards & Safety Authority, most Ontario households have between 4-6 carbon monoxide producing appliances such as a furnace, portable generator and gas fireplace.

diane plant forest hill real estate: Toronto Mid-Month July Sales Results-Diane Plant Broker - 07/17/14 01:41 AM

TorontoMLS home sales through the first 14 days of July 2014 were up by 11.6 per cent year-over-year to
3,891. New listings were also up compared to the same period in 2013, but by a lesser annual rate of 9.7 per cent.

“There are two key takeaways from the July mid-month results. First, given the continuation of strong sales growth, it is clear that buyers are still attracted to affordable home ownership options in the GTA. Second, if new listings growth begins to outpace sales growth, we could start to see an improvement in the overall supply of homes … (0 comments)
