The Greater Toronto Area had a record-breaking October for home sales.
The Toronto Real Estate Board says that there were 8,804 homes sold through its MLS in the month, up from 8,512 a year earlier. The average price was up 7.3 per cent to $630,876 with prices driven by low rise properties.
TREB president Mark McLean was pleased with the results, but warned that the province could hit home sales if it decides to introduce a municipal land transfer tax in addition to the current provincial one.

Greater Toronto Area REALTORS® reported 7,998 residential transactions through the TREB MLS® System in August 2015. This result represented a 5.7 % increase compared to 7,568 sales reported in August 2014. On a GTA-wide basis, sales were up for all major home types.
The annual growth rate in new listings was greater than the annual growth rate in sales, but active listings at the end of August were still down compared to last year. This suggests that sellers’ market conditions remained in place, especially where low-rise home types like singles, semis and townhouses were concerned.

Home sales set a record for the month of June, standing 11 per cent above June 2014 and 14 per cent above the 10-year national average for the month, according to the latest figures from the Canadian Real Estate Association.
But the trend is local, said the organization, pointing to increases in Hamilton-Burlington, the Durham region and the Greater Toronto Area, and decreases in Ottawa and Montreal.
“Low interest rates are helping sales activity set new records in and around the Greater Toronto Area, which is boosting national sales activity,” said Gregory Klump, CREA’s chief economist.

Average Selling Price Increased by 12%
Home sales in the GTA increased by 15.7 per cent in the first two weeks of June, compared to the same period in 2014.
The Toronto Real Estate Board says that there were 5,661 homes sold through the MLS with the average selling price rising 12 % from a year ago to $650,732. Low rise and condos saw particularly strong price appreciation.

Toronto Real Estate Board announced a 9.6 % year-over-year increase in home sales reported by Greater Toronto Area REALTORS® during the first 14 days of May. There were 5,655 sales reported in the first two weeks of May 2015 compared to 5,160 sales during the same period in May 2014.
