Richmond VA Kitchen Remodel - Step 3 Selections Over the last week my husband and I have been making our selections for our complete kitchen remodel in the Salisbury neighborhood of Midlothian. We have been considering the style of our home, the upgrades of neighbors for resale purposes, and desperately trying to mesh our tastes together. While it has been fun, it has also been a little overwhelming! When you purchase a new construction home for sale with some of the big builders, your choice is limited. However, when you are creating a custom kitchen, the possibilities are endless!

rva home team: Richmond VA Kitchen Remodel- Step 2 Hiring a Contractor - 03/05/14 09:59 PM
Richmond VA Kitchen Remodel - Step 2 Hiring a Contractor Now that we have made the decision to undergo a Richmond VA kitchen remodel, the next step is hiring a contractor. This is one of the biggest decisions in renovating. We want someone who is cost effective, experienced, and most importantly, someone we feel we can trust.
My husband and I came up with a list of contractors and asked them to bid on our project. Being a Richmond VA Realtor, I had plenty of vendors to choose from and my husband had a company in mind that he really wanted to work … (7 comments)

Richmond VA Real Estate - A ReInspect is Priceless You've hired your Richmond VA Realtor, you found your home sweet home, the property has appraised, financing is secured, and all parties have come to terms on the home inspection repair items. Home stretch, right? Almost.
When I am working as a buyers agent, I request all home inspection repairs that the seller is performing to be completed by a state licensed contractor, to provide receipts at least 5 days prior to closing, and then a diligent Richmond VA real estate agent checks receipts. I am diligent.
Many times, I will discover the work … (25 comments)

rva home team: Second Floor Laundry is a Hidden Gem in Richmond VA Real Estate - 02/11/14 10:54 PM
Second Floor Laundry is a Hidden Gem in Richmond VA Real Estate
Most buyers expect to have a laundry room located within their new home, especially those who are sick of living in apartments with shared facilities or those who are having to lug their belongings to a laundromat. (Yes, Virginia, those still exist!)
When I am working with clients it is usually always a disappointment to find the laundry room in a basement or in the garage. After-all, working in a dingy, cold space is really just one step up from being outside. Outhouse, anyone? Many buyers looking at homes … (12 comments)

Neither is right or wrong, however you should consider what it best for you.

rva home team: Are You Going Insane in the Richmond VA Real Estate Market? - 02/05/14 06:00 AM
Are You Going Insane in the Richmond VA Real Estate Market? Long before I was a licensed Richmond VA Realtor my husband and I sold a property in Pennsylvania. We had selected our real estate agent based on a recommendation from a friend and after we had interviewed them. Their numbers impressed us and we signed a listing agreement for three months. When the listing period came up after very few showings and minimal communication from the agent, we decided to list with another Realtor. Why didn't we list with the same agent? They were not getting the job done. Every day we … (7 comments)

rva home team: Tips to Keep Pipes From Freezing - 02/03/14 12:39 AM
Tips to Keep Pipes From Freezing As the phone rang at 8PM the other night I thought for sure school was being cancelled yet again. As I answered I was relieved to hear the voice of my property manager on the other line. Then it hit me - I NEVER hear from my property manager. Something must be wrong with our rental unit.
Sure enough, our tenants came home to our Glen Allen VA rental property that evening to find the basement was flooding. They quickly called the property management company and they immediately dispatched a contractor over to take action.
As it … (17 comments)

rva home team: North Chesterfield Home for Sale Under Contract - 02/02/14 12:38 AM
North Chesterfield Home for Sale Under Contract I met my latest client a few weeks ago and learned that they had been paying rent for over nine years. NINE YEARS! At $800 per month, that is almost $85,000 paid towards the landlord's mortgage! I was thrilled my client decided to start investing in themselves and off we went on our search for an awesome single family home.
We toured homes for sale in the City of Richmond, Henrico County, and finally Chesterfield County. North Chesterfield turned out to be my clients ideal location and this particular home had most of the items … (4 comments)

rva home team: Give Me A Break School Closing Contest in Richmond VA - 01/30/14 06:38 AM
Give Me A Break School Closing Contest in Richmond VA Last night the phone rang and my husband and I both stood still. "Don't answer it," I said. "If we don't answer it, it won't be true." My husband shot me the "oh no" look and answered the phone. There it was, the recording on the other end of the line stating Chesterfield County Public Schools would be closed once again due to poor weather conditions. This makes 7 times in the last two weeks and we had a day or two before that where they were closed due to extreme cold. Last … (6 comments)

rva home team: HOA Docs Should Not Be Treated as a Get Out Of Jail Free Card - 01/28/14 04:47 AM
HOA Docs Should Not Be Treated as a Get Out Of Jail Free Card I loved Monopoly as as kid, always coveting the car playing piece. My brother always wanted to be the car as well, so you can imagine the battles we had even before the game started! Spending my hard earned money on prime real estate was always a thrill, yet I dreaded the "go straight to jail" card, unless of course I had collected the "get out of jail free" card!
Although Monopoly is just a fictional game, I often find the same "game" being played in the Richmond VA real … (39 comments)

rva home team: Playing Chicken in the Richmond VA Real Estate Market - 01/25/14 09:11 PM
Playing Chicken in the Richmond VA Real Estate Market Did you ever play chicken when you were young and "invincible?" I remember playing a version in a swimming pool but I never had the death wish of trying it in a car. However, I certainly have developed nerves of steel and can hold my own when it comes to playing chicken in the Richmond VA real estate market.
No matter if you are a buyer or a seller, it is normal for you to feel excited and anxious about negotiations on an offer or home inspection items. You start asking your Richmond VA Realtor, … (16 comments)

rva home team: Best Tree Removal Service in Richmond VA - 01/23/14 09:20 PM
Best Tree Removal Service in Richmond VA A few weeks ago my family moved to the Salisbury neighborhood in Chesterfield County. We relocated a whole 20 minutes from Glen Allen because we wanted a large lot with plenty of trees for privacy. Be careful what you wish for! While we are very happy with the home AND the trees, we discovered some trees were dead and that can be dangerous in a storm. Just as it is with selling your Richmond VA property, it is always best to be on the offense than the defense so today they are coming down.
We have approximately 10-15 … (13 comments)
