There are times when we hear “first hand” how other agents in our marketplace do business. It’s frightening!! I’ve never been a fan of dual agency. My team members do not participate in dual agency. We are either listing agents, or we work our present sellers as buyer agents, when and if they need to buy after they sell. On occasion, we will work a buyer, but we focus on listings. When you think you’ve heard it all, another new scenario surfaces. Lorraine has a few new listings this week, and she just received a phone call from another agent regarding one of them. The agent told her that he has a buyer who wants to see her latest listing, but he was going to be vacationing. He asked her if she would show his client the house, and he would pay her a 25% referral fee!!! Obviously, she was thrilled, and she gladly agreed to take very good care of his buyer client!! Listing agents, are you aware that you must offer buyers the opportunity to use a buyer’s agent? Most buyers are not educated about buyer agency and they are not aware that they SHOULD have proper representation. How many listing agents do this properly? My guess is that not many do. Listing agents are obligated to ask the buyer if they would like to be represented. That puts a damper on making a full commission, doesn’t it!!!
