As a home stager, I do my best to guide my clients on renovating their property in a way that will give them the most “bang for their buck”.  As many of us in the industry know – The National Association of Realtors states that those who generally spend 1-3% of the value of their home on preparing their home to sell, reap 8-10% in average price value (fewer price reductions, carrying costs or home sitting on the market.) Quite often I meet someone who does not understand what a home stager does. I understand, home staging is a relatively new thing – heck, I’ve been doing it for friends for over 20 years and didn’t know what it was called until a few years ago.

Home staging is a win-win. When a home is professionally staged it sells 67% faster than an unstaged home (according to a 2010 RESA study). Selling quickly is a win for the homeowner, but it is also a win for the buyers because they are purchasing a home that is move-in ready, without deferred maintenance issues. Most buyers don’t have additional funds to make repairs and updates to a home they are purchasing so they will pass on a home that needs updating. As a home stager, you see things that need to be done to help sell a home, but sometimes the owner is resistant to change. What do you do? Well, you can suggest, but in the end, it’s all about making your client happy. I ran into this problem this week. I was hired to stage a fantastic home that was built in the 1970’s. The home has so much going for it – large rooms, hardwood floors, updated appliances – all on a huge lot.
