How is the real estate market in Albany, Oregon? Last month, homes in town (less than 1 acre) in Albany Oregon saw a slight reduction in the average sales price, but homes on 1-4.99 acres took longer to sale, 129 days (up from 90 the previous month). What is most interesting about this catagory of homes is that the months of inventory soared up to 5.5 months, technically still a Seller's market, as indicated by anything under 6 months. Last weekend the sun was out, it felt so good to get in the yard, pull some weeds, and observe the flowers in bloom and trying to bud. I took several photos, the range of colors was inspiring. One photo I took was of the Camellia bush on the front corner of the house, facing North so I could capture some of the blue sky. I went about my business, and then the clouds started to roll in. This post is about my real estate. LOL! Over the last few years, I have really gotten into flowers, trying to grow a green thumb. We have been in our current home about 3 1/2 years. The first year was spent removing rotten trees and bushes from the yard, doing some rearranging of things, plus planting a few flowers. OHHHHH, let's not forget pulling weeds. The Turner Oregon Real Estate Annual Market Review for 2019. I have collected the 2019 data for each acreage sized home in Turner Oregon using the Willamette Valley Multiple Listing System. As you can see by reviewing the infograph, homes with 5 or more acres is hard to find. Less than 1% discount was given on average by the sellers. Last Friday night I had a great time at the Yamhill County Posse's Fun Night. Not really knowing what to expect, we just kind of jumped in and went for it. I went with my good friend Tricia, and her friend Tammy. None of us, including our horses, had ever done anything like this, but thought it sounded like a new adventure. I have to say that I have never been a board member of anything before, I even disclosed that on my application. But just this week, Oregon Horse Country announced their 3 new Board Members, and I am one of them! I am extremely excited, for 2 reasons. Of course the obvious, to support and serve my local horse industry. But the second reason is a little more self serving. I have a feeling there will be a little public speaking involved, which I loathe. So, this will force me to step outside my comfort zone and grow some more! Oregon

Well, almost! We are in escrow on this great 6.5 acre property just East of Salem. Sellers are moving out of state, and are happy to get a fair, clean offer that will allow them to finish their move quickly. Just sold this little fixer to a past client that is adding to her rental portfolio. The house was on the market for sometime, but it was over priced. We waited patiently for the right time to make a fair offer, and struck at just the right time. My buyer saved over $11,000 off the recent list price. So happy to save them money! A few years ago, a good friend gave me a thoughtful gift. She took a photo of me on my horse at the beach, and then turned it into a magazine cover, at Walgreen's I believe. What I love about it, is the big smile on my face, along with all the positive article titles. I think it would pass as a real cover, don't you? It's silly, but fun. I have it on my desk, and every time I look at it I smile.

Just who is Catherine Ulrey? Well, she is a mother, a wife, sister, daughter, Aunt (yeah!), grand daughter, sister-in-law and niece and cousin. She is also a real estate broker in Salem, Oregon with Keller Williams Realty and an avid horse nut. She lives on a couple acres just outside of Salem, with her chickens, dogs, cats and horses.
